What a survey costs

We confirm the exact price before you book. These are the things that affect it:

  • Basic, Standard or Premium
  • The size of the roof
  • Building height and the viewpoints available
  • Commercial roofs and larger buildings

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

What we need to know

Getting the details right at the start saves time. Please include:

  • Where any leaks, stains or damp patches show inside
  • When you need the report by
  • The kind of building and roof involved
  • Pictures from the garden or a window, if you have them

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

How a drone roof survey works in Pitch Green

We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. It stays within sight for the whole flight, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Before every flight, we check the airspace and the weather. We never fly where it isn’t safe. We survey large and complex roofs, chimney stacks and valleys and parapet gutters, and common reasons people get in touch are coverings that have slipped high up on the roof and vegetation in valleys and gutters.

In a small place like Pitch Green, open ground can mean strong wind. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

What a drone roof survey looks like in Pitch Green

Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

Take an older house close to Church of the Holy Trinity: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Useful tips for Pitch Green property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Book early if you are near an airport
  • Be ready to move the date if the weather turns
  • Give us the full address so we can check the airspace
  • Let us know what you want to see

We email the report to you, with close-up photos from the flight. Each finding is explained in plain words, and recommendations are ranked by urgency where that helps.

After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone survey can show what has shifted.

Pitch Green questions

Will you come out to Pitch Green?

Yes, Pitch Green is on our map. Villages and rural addresses get the same survey as a town house.

Can you fly a drone over a roof in Pitch Green?

That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in strong wind or heavy rain.

What’s in the survey report?

Written findings with photos, covering the condition of the roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

What do I do with the report?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Will you check the loft?

Usually, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

What we look for on each type of roof

Large commercial roofs

Cement sheet roofs on buildings from before 2000 may contain asbestos. We flag it in the report so a specialist asbestos surveyor can check.

Valleys and parapet gutters

Some older terraces have a butterfly roof with a valley in the middle. You can’t see it from the street at all, but it is plain to see from the air.

What we are asked to look at in Pitch Green

The top of a stack is the most exposed part of many roofs. From ground level, you rarely see cracked flaunching or loose pots. Close-up drone photos show their condition.

Problems we come across frequently include:

  • Debris building up in hidden gutters
  • Ridge pieces that have lifted
  • Vegetation in valleys and gutters
  • Wind damage high on the roof

Take a building like Princes Risborough School: a drone or thermal camera can show a large roof in a single visit.

What to check before booking

  • Will the report include photos?
  • How they plan to inspect the roof safely
  • What insurance they carry
  • What follow-up you get after the report

What’s in a roof survey

What we do, step by step

We will ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. Around Pitch Green, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We confirm whether a drone suits your roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. We fly over the roof, keeping the camera on the property we’re surveying.
  4. We also look inside the roof space where it’s safe.
  5. Everything is written up, with the aerial photos and our advice.

How to prepare

  • For a flat or shared roof, check access with the building owner or managing agent
  • If it is not your property yet, arrange access through the agent
  • Clear the way to the loft hatch

Advice

What this survey cannot tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Flights in a restricted zone without permission
  • What’s under the slates, tiles or felt
  • A flight on a day when the weather isn’t safe

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey. What a survey covers and doesn’t.
