Gutter surveys in Green Hailey

Gutter survey in Green Hailey: what you get

A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We survey eaves gutters, downpipes and fascias and soffits, and the problems we are asked to look at most are gutters that have fallen out of line and fascia boards damaged by overflowing water.

In a small place like Green Hailey, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Why act early in Green Hailey

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. In a place like Green Hailey, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.

Cast iron gutters

A good many period homes still have cast iron rainwater goods. They last well when painted but corrode once the paint wears off.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Do not climb a ladder to look in the gutters
  • Look for downpipes coming loose
  • Include valley, parapet and box gutters when clearing
  • Watch for green marks down the brickwork

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s hidden inside a downpipe
  • Confirming asbestos in older rainwater goods
  • What’s behind fascias and inside walls

If in doubt, call 07833 053749 or email us and we will recommend the right survey before booking. What a survey covers and doesn’t.

Gutter surveys around Green Hailey

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

For site and facilities teams at buildings such as Monks Risborough CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of St Dunstan: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Monks Risborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. Most visits take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Green Hailey frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Advice

FAQs for Green Hailey

Do you cover smaller places like Green Hailey?

Yes, Green Hailey is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Monks Risborough station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and a few details.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. To get a price, phone 07833 053749 or send us an email.

Does the season matter for a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Do you check valley and parapet gutters?

Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and we’ll note that in the report.

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
