About our gutter survey in Parslow's Hillock

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. It is an easy job to put off but it rarely improves. If you are worried about cracked or loose downpipes and overflowing eaves gutters, a survey will tell you what’s going on, on outlets and hoppers, fascias and soffits and eaves gutters alike.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Practical tips

Most of what helps is simple and safe from the ground. Our suggestions:

  • Look for green streaks or damp patches on walls
  • Get the gutters cleaned out every year
  • Keep climbers away from the eaves
  • Leave gutter checks at height to someone equipped for it

You receive a written report with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.

Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

Parslow's Hillock questions

Do you cover smaller places like Parslow's Hillock?

Yes, Parslow's Hillock is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Does a conservation area affect roof work in Parslow's Hillock?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Does the season matter for a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

What happens next?

You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. We look at the parts we are given access to.

What a gutter survey looks like in Parslow's Hillock

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Hughenden Manor, about 4.6 miles south-east, show how far back building in the area around Parslow's Hillock goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

Take a building like Princes Risborough School: a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Princes Risborough station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Parslow's Hillock is about 6 miles north of High Wycombe, in Buckinghamshire. What we look for on each type of roof

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints as far as we can see them.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Blockages deep inside downpipes
  • Pipes below ground level
  • Rot or damp concealed behind fascias or inside walls

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

The survey, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Somewhere like Parslow's Hillock needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

What you can safely check yourself

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What affects the price in Parslow's Hillock

Not every roof costs the same to survey, for these reasons:

  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether it is a home or a commercial building

Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Dates you’re working to, like exchange
  • Where the property is, with the postcode
  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, such as buying, a leak or storm damage

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or drop us an email.
