What affects the cost of chimney surveys

All our prices include VAT. The things that change the price are:

  • Whether thermal imaging or a drone is needed
  • The package you choose: Basic, Standard or Premium
  • How big the roof is
  • Extensions, dormers and garages with roofs of their own

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Chimney survey starts from £150, including VAT.

What to let us know when you contact us

What helps most when you contact us:

  • What kind of property and roof it is
  • The reason for the survey, such as buying, a leak or storm damage
  • The address and postcode of the property
  • Where water is showing inside, if it is

We survey roofs on any day of the week. To find a date that works for you, call 07833 053749 or use the contact form.

How a chimney survey works in Parslow's Hillock

We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the loft space where it’s safe. With our Premium Survey, a drone inspection is included where applicable. Where part of a stack can’t be seen, the report says so. Each defect is recorded with a photo and a plain description. Typical surveys look at pots or cowls that look unsafe and unused flues sealed without airflow, across flaunching, chimney pots and cowls and chimney breasts.

In a village or hamlet like Parslow's Hillock, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

The report records the chimney stack as we found it on the day. It is useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about one to two hours at a typical home, and longer for a large or complex roof. For a village or hamlet like Parslow's Hillock, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

How to prepare

  • Unlock side gates and any roof access doors
  • If it isn’t your property yet, arrange access through the agent
  • Leave a clear route to the loft

Questions from Parslow's Hillock

Is my home in Parslow's Hillock listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Parslow's Hillock within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Should a redundant chimney be removed?

An unused stack still needs to stay weathertight and ventilated. If it’s capped without ventilation, damp can build up inside. We check how it’s capped and its condition, so you can plan what to do with it.

Can you survey at the weekend?

Surveys run on any day of the week. To arrange a date, ring 07833 053749 or send us an email.

Should I worry about a leaning stack?

Don’t ignore it. Leaning often comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can assess whether it needs work.

Does the report include photographs?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

Checking the roof from ground level

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Roofs, chimneys and gutters in Parslow's Hillock

Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Hughenden Manor, about 4.6 miles south-east, is one of the historic houses in the wider area around Parslow's Hillock. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Take a building like Princes Risborough School: a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of Princes Risborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
