Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Check fixings on the stack are secure
  • Ask for ventilated caps on redundant stacks
  • Do not use a ladder to reach the stack yourself
  • Use the report as a baseline for future checks

You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo, so it is easy to follow.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

How a chimney survey works in Askett

For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. We’re frequently asked to look into loose, cracked or missing pots and a stack that appears to lean, on brick chimney stacks, chimney breasts and shared and party-wall stacks.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

FAQs for Askett

I let a flat near Monks Risborough station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or drop us an email with the address and some details.

Is Askett within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How long will you be at the property?

It usually takes about 1–2 hours at a house, as part of a look at the roof around the stack. You will then get the report by email.

Should I worry about a leaning stack?

Have it checked rather than leaving it. Leaning frequently comes from mortar breaking down unevenly. We record its condition with photographs, and a structural engineer can assess whether it needs work.

Will you go up on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Let us know about it when booking and we will explain what’s needed.

Will you check the chimney is safe to use with a fire?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes about 1–2 hours for most homes, a little longer where there are several stacks. Around Askett, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photos and recommendations, is emailed to you.

Before the survey

  • If you are buying, check with the agent that we can get in
  • Let us know about parking near the property
  • Have keys ready for side gates, garages or roof access doors

Checking the roof from ground level

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Common roof problems in Askett

TV aerials, satellite dishes and their brackets are often fixed to chimneys. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.

Most people get in touch after spotting one of these:

  • Pots or cowls that look unsafe
  • Flaunching that has broken away
  • Mortar washing out of the joints
  • Disused chimneys trapping moisture

If you look after a building like Monks Risborough CofE Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before booking

What to expect from a roof survey

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

Askett homes and their roofs

Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Landlords with a home close to Monks Risborough station may find that the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as Church of St Dunstan, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Why it’s worth a survey now in Askett

A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. For an older or listed building in a place like Askett, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
