Chimney surveys for homes and businesses in Great Kimble

Our chimney survey covers the stack and the details that keep water out around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there’s safe access. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’ve noticed pots or cowls that look unsafe and damp patches on chimney breasts, we can find out what’s behind it, on chimney pots and cowls, chimney breasts and lead flashings alike.

In a village or hamlet like Great Kimble, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens if roof problems are left?

Before deciding what to do with a redundant stack, a survey shows how it is doing. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. In a place like Great Kimble, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Honest limits

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Whether a gas appliance or its flue is safe
  • Structural calculations for a leaning stack
  • The inside of the flue, which needs a sweep or flue specialist

Roofs we survey in Great Kimble

  • Chimney pots and cowls
  • Chimney breasts
  • Brick chimney stacks
  • Flaunching
  • Lead flashings
  • Shared and party-wall stacks

How the survey changes by roof type

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. Any loose or split flashings are recorded.

Flaunching

Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.

Local roofs in Great Kimble

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

Landlords with a home close to Little Kimble station may find that the gap between tenancies is a good time to have the roof looked at. The streets around a church such as Church of St Nicholas are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building like Great Kimble Church of England School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey usually takes about one to two hours at most homes, with bigger or more complicated roofs taking longer. Older roofs in small places like Great Kimble can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Advice

Checking the roof from the ground

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

For landlords and managing agents

Your questions about chimney surveys in Great Kimble

Does a conservation area affect roof work in Great Kimble?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Little Kimble station?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

What does a roof survey cost?

Our price is from £150, including VAT. We confirm the price for your roof before you book, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or email us.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

How long is the visit?

It normally takes an hour or two for a house, though large, tall or awkward roofs take more time. We will confirm the timing when you book.

Will I get photos?

Yes. Photos are taken throughout the survey, and they go into the written report.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
