Halton Roof Survey
A roof condition survey for homes and buildings in Halton. We have completed more than 5,000 surveys across London and the South East.
- Standing water on a flat roof
- Flashings that have come away from the wall
- Crumbling chimney pointing or cracked flaunching
Roof survey in Halton
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. Visits run seven days a week, so it is easy to find a day that suits. Typical surveys look at leaking gutter joints and downpipes and loose chimney pots, on lead flashings, ridges, hips and valleys and chimney stacks.
Somewhere as small as Halton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

How the survey works
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes about 1–2 hours for most homes, depending on how many separate roofs there are. In a hamlet or village like Halton, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
How to prepare
- Let us know about any leaks, stains or damp patches you know of
- Gather any invoices or paperwork from past roof work

Advice
What a roof survey looks like in Halton
Halton is about 1 mile from RAF Halton. Where the drone is part of the survey, the Drone Safety Map is checked for restrictions first. The wider area around Halton has a long history of building, with Cholesbury Manor House about 3.9 miles south-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
The streets around a church such as Church of St Michael and All Angels are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Wendover station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Halton Community Combined School, a written record of a large roof helps plan work for the holidays rather than in term time.

How the survey changes by roof type
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.
Landlords, agents and block managers in Halton
We survey roofs for landlords and letting agents as well as householders. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.
With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or send us an email.
What affects the price in Halton
What a survey costs depends on the time and equipment it needs. That comes down to:
- Height and safe access
- The use of thermal imaging or a drone
- Features like valleys, chimneys, dormers and parapets
- How many separate roofs there are, such as extensions, dormers and garages
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.
What we need to know
Getting the details right at the start saves time. Please include:
- Pictures of the roof from a safe spot, if you have them
- Your timetable, like an exchange date
- Anything about access we should know
- The address and postcode of the property
Photos help, if you have them. Pictures from the ground or a window are fine. To get started, ring 07833 053749 or drop us an email.

Leave it or get it looked at?
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. Where a roof is exposed, as many are in small places like Halton, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Before you book, it is worth knowing what a survey won’t do:

- Faults hidden behind ceilings or boarding

Your questions about roof surveys in Halton
Is Halton within the area you cover?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Does a conservation area affect roof work in Halton?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.
Can you tell me how long my roof will last?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it when you book and we’ll explain what’s needed.
Do you survey on Saturdays and Sundays?
We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or email us.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
