New roof snagging for Halton homes and businesses

About our new roof snagging in Halton

A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them and look in the loft space for condensation. What we see goes in the report. Missing or blocked ventilation can lead to condensation over time, which is easier to put right while the roofer is still involved. We record what we see. We survey flashings and valleys, loft conversions and dormers and ridges and verges, and the problems we are asked to look at most are loose flashings at walls or chimneys and ridge and hip tiles not properly fixed.

Being in a small place like Halton makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them as you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.

If any part of the new roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Common questions in Halton

Do you cover Halton?

Yes, Halton is one of the places we work. Every survey there gets the same written report with photographs.

Do you cover smaller places like Halton?

Yes. Halton is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

What’s the best time to have a new roof checked?

Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.

What’s the best way to book?

Simply call 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What we do, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Somewhere as small as Halton, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by finding out what was replaced and what worries you.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. We look in the roof space, where there’s safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Advice

Halton homes and their roofs

Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Cholesbury Manor House, about 3.9 miles south-east, is one of the historic houses in the wider area around Halton. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you own a rental within reach of Wendover station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If your home is one of the older ones in the streets near Church of St Michael and All Angels, the roof may have had decades of patch repairs, and the survey shows where they are.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What we look for on each type of roof

Slate roofs

Natural slate can last 100 years or more, so the laying matters. We look for slipped, cracked or uneven slates.

Underlay and ventilation

At the eaves, the underlay should run into the gutter so water drains away. We check it where it can be seen.

When you need someone else

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • How the roof will perform for years to come
  • Areas out of view from every safe vantage point
  • Fixings and underlay hidden under the coverings

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and does not.

Prices for new roof snagging in Halton

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The number of roofs, including extensions and garages
  • How big the roof is
  • Basic, Standard or Premium
  • The type of building, from a house to a block or an office

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Booking your survey

These details help when you contact us:

  • Pictures of the roof from a safe spot, if you have them
  • The property’s address and postcode
  • What kind of property and roof it is
  • Where any leaks, stains or damp patches show inside

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Tell your roofer the work will be inspected
  • Diary the defects period end date
  • Watch for gutters overflowing in rain
  • File all paperwork for the new roof

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. That’s worth bearing in mind if a payment date is close.

Keep paperwork for the new roof together. Add the snagging report to it.
