Flat roof survey in Halton: what you get

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’ve noticed upstands pulling away from walls and damaged trims at the roof edge, we can find out what’s behind it, on upstands and outlets, GRP fibreglass and single-ply membranes alike.

Some older homes in villages like Halton are listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

Prices for flat roof surveys in Halton

When we price a survey, we consider:

  • Height and safe access
  • Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Booking your survey

You don’t need to know any roofing terms. It’s enough to let us know:

  • What’s prompted the survey
  • Where water is showing inside, if it is
  • Dates you’re working to, like exchange
  • The property’s address and postcode

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or drop us an email.

When you need someone else

In fairness, a roof survey has limits:

  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • A structural engineer’s assessment of the deck
  • Testing older roof sheets for asbestos

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

What we look at

  • Upstands and outlets
  • Single-ply membranes
  • Mastic asphalt
  • Felt flat roofs
  • EPDM rubber
  • GRP fibreglass

How the survey works

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Halton needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • Let us know about parking before the day
  • Have any questions written down, so nothing gets missed

How to book

A quick phone call is normally the easiest start: call 07833 053749 or send us an email. The price is agreed before a date is set.

Signs you need a flat roof survey in Halton

Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.

People usually book a survey after spotting one of these:

  • Raised blisters across the surface
  • Blocked or damaged outlets
  • Standing water left after rain
  • Signs of deflection in the roof deck

If you look after a building such as Halton Community Combined School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Before you book anyone

  • Whether you get a written report with photos
  • What happens after the report arrives
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Will they check the loft as well as the outside?

What’s in a roof survey

Flat roof surveys around Halton

Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. The wider area around Halton has a long history of building, with Cholesbury Manor House about 3.9 miles south-east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark like Church of St Michael and All Angels, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. If you own a rental within reach of Wendover station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

FAQs for Halton

Does a conservation area affect roof work in Halton?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover Halton?

Yes, Halton is within the area we cover. We survey roofs across London and South East England. Just ring 07833 053749 or email us and tell us about the property, and we’ll talk through which survey suits.

Does the survey cover asbestos?

Our survey doesn’t include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

What does a roof survey cost?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Do you look for flat roof leaks?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

What’s in the survey report?

A report with photos, covering the condition of the flat roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Will this cover the whole house?

No. It is a survey of the flat roof. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. It frequently sits alongside a buyer’s building survey.
