How a landlord roof survey works in Halton
Shared roofs on blocks, converted houses and terraces raise their own questions. We look at the roof from every safe vantage point including the loft and flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. We can only inspect the parts of a shared roof we are allowed to reach. We survey blocks of flats, flat roofs on blocks and rented houses, and people most often book us about blocked gutters over flats and damp or stains in top-floor flats.
In a village or hamlet like Halton, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Roofs, chimneys and gutters in Halton
About 3.9 miles south-east lies Cholesbury Manor House, a reminder of how long the area around Halton has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.
The streets around a church such as Church of St Michael and All Angels are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings like Halton Community Combined School, large buildings have long gutter runs and big roofs that need checking like any other.

Signs you need a landlord roof survey in Halton
Landlords need to plan spending on a building. Without a recent survey, it is hard to know what the roof needs or when.
Things that frequently lead to a survey include:
- Mortar falling from ridges and verges
- Blocked gutters over flats
- Cracked or leaning shared chimneys
- Flashings that have come away
If you own a rental within reach of Wendover station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Halton questions
Does a conservation area affect roof work in Halton?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
I let a flat near Wendover station. Can you check the roof?
Yes, rented property is part of what we cover. Just phone 07833 053749 or email us and tell us about the building.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Do I need to be at home?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Does the weather affect the survey?
Light rain is typically fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.
Do you look in the roof space?
Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.
Before and after the survey
Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:
- Keep the loft hatch clear and reachable
- Ask residents to report damp straight away
- Hold on to old reports to compare later
- Put urgent roof work at the top of the list
If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.
Make sure the loft hatch can be reached and opened so a surveyor can look inside the roof. Clutter around the hatch slows things down.
For landlords and managing agents
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
Honest limits
We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:
- Structural calculations or an engineer’s report
- Walls, floors and services beyond the roof
- Asbestos testing of roof sheets or soffits
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

What happens on the day
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes about one to two hours on an ordinary house, and more on a big or complicated roof. Cottages and farmhouses around Halton often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- First, we confirm the roofs and areas to be surveyed.
- You or your agent arrange access to the loft space and any flats we need to enter.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
- We photograph each defect and note how urgent it looks.
- You get a written condition report to help plan maintenance.
Preparing for the visit
