About our flat roof survey in Nash Lee

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. Common reasons to book are blistering in felt or asphalt and dips that suggest the deck is deflecting, on felt flat roofs, EPDM rubber and mastic asphalt.

In a village or hamlet like Nash Lee, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Honest limits

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Structural calculations, which need a structural engineer
  • Fragile surfaces, which we do not walk on
  • Testing older roof sheets for asbestos

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • EPDM rubber
  • Upstands and outlets
  • Single-ply membranes
  • Felt flat roofs
  • Mastic asphalt
  • GRP fibreglass

Leave it or get it looked at?

Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it won’t come as a surprise. Older cottages and farmhouses around Nash Lee can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

How it works

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. Cottages and farmhouses around Nash Lee often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Dig out any old roof reports or invoices
  • Agree roof access with the managing agent if it is shared

Getting a price

Most bookings start with a short call: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

Advice

Common questions in Nash Lee

Do you cover Nash Lee?

Yes, Nash Lee is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How do I find out if my home in Nash Lee is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What types of flat roof do you survey?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

Can you tell me how long my flat roof will last?

A precise figure is not something we give, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.

Is it a structural engineer’s report?

No. Visible signs like deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Can you survey in bad weather?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Useful tips for Nash Lee property owners

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Keep outlets clear of leaves and moss
  • File the paperwork for the roof and any repairs
  • Book a survey every few years
  • Ask whoever fits equipment on the roof to make good the covering

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.

Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.

Flat roof surveys in Nash Lee: local notes

Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Take an older house close to Church of St Peter and St Paul: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Shop and office owners around Friars Square may find that the flat roofs over shops and commercial units are worth checking before a leak, not after. Take a building like John Colet School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Roof by roof

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
