About our roof survey in Bedgrove

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof typically wears out sooner than a pitched one, so they deserve a careful look. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. Typical surveys look at worn lead at chimneys and abutments and standing water on a flat roof, across lead flashings, flat roofs and chimney stacks.

Around Bedgrove, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is. Nails and battens under older coverings often give out before the slates or tiles themselves.

Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

What affects the price in Bedgrove

Several things affect the price of a survey:

  • Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • The roof’s overall size
  • Building height and the viewpoints available

Roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

What to let us know when you get in touch

  • The address and postcode of the property

Roof by roof

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof, and lead is a target for theft.

Natural slate

Slate is one of the most durable roof coverings, but its nails often corrode first. Slipped, cracked and missing slates are all noted.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What we cannot see

It is a careful look at the roof, not the whole story. Its limits include:

  • A full building survey of the property
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. The full list of what we check.

How it works

Safety comes first on every visit. We inspect whatever is safely visible, and anything we cannot see is noted in the report. The survey normally takes an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. Being in a smaller place like Bedgrove does not change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Keep pets in another room
  • Make sure we can get to the back of the property

How to book

Roof surveys in Bedgrove: local notes

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For landlords with property near Stoke Mandeville station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church like Church of the Holy Spirit are frequently among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building like Bedgrove Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions from Bedgrove

Do you survey roofs for landlords with property near Stoke Mandeville station?

Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or use the contact form with the address and some details.

Is my home in Bedgrove listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to, and the report makes that clear.

Do you give a life expectancy for the roof?

We don’t give a number of years. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Do you carry out asbestos surveys?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you go up on the roof?

Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.
