Independent landlord roof surveys in Bedgrove

Landlord roof surveys for homes and businesses in Bedgrove

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason, with photos and recommendations. Surveys are carried out on weekdays, Saturdays and Sundays, which can make access easier to arrange. We survey rented houses, converted houses and flat roofs on blocks, and the problems we are asked to look at most are splits and blisters in flat roof coverings and failed flashings at walls and chimneys.

Around Bedgrove, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes frequently need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

What a landlord roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Parts of the roof we cannot safely see or access
  • Walls, floors and services beyond the roof

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

What this survey covers

  • Flat roofs on blocks
  • Shared roofs
  • Blocks of flats
  • Gutters and downpipes
  • Converted houses
  • Rented houses

What we look for on each type of roof

Roof spaces and lofts

The roof space shows a lot about a roof’s condition. We go into the loft where it’s safe looking for water marks and gaps.

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We note what we can see.

Bedgrove: your questions answered

Do you cover smaller places like Bedgrove?

Yes, Bedgrove is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Is my home in Bedgrove listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Who do you carry out landlord roof surveys for?

Landlords, letting agents, managing agents and freeholders book it along with residents’ and RTM management companies. Owners in a shared building book it too.

Do you survey roofs shared between flats?

Yes, shared roofs are a common request. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.

Do you advise on who is responsible under the lease?

No. The lease typically decides who is responsible and we do not give legal advice. What we provide is a clear record of the roof’s condition that everyone can refer to.

How much time does the visit need?

A visit typically takes about 1–2 hours for a house, and more on a big or complicated roof. You’ll know roughly how long when we arrange it.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.

How it works

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes between one and two hours for a house, and longer for a block or a building with several roofs. Parking around Bedgrove is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Preparing for the visit

  • Let us know where we can park nearby
  • Clear the way to the loft hatch
  • Note where any stains or damp appear

Advice

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Why get it checked now?

Quotes from contractors set out the work they want to carry out. An independent survey tells you the roof’s condition first, so you can compare quotes on the same basis. Tradespeople may need to travel further to a smaller place like Bedgrove, so it’s useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

Landlord roof surveys in Bedgrove: local notes

Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

If you look after a building like Bedgrove Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Church of the Holy Spirit, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Signs you need a landlord roof survey in Bedgrove

Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition or when.

These are some of the problems a survey can pick up:

  • Ceiling stains reported by tenants
  • Mortar falling from ridges and verges
  • Gutters overflowing onto walls
  • Flashings that have come away

For businesses in and around places such as Friars Square, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Questions to ask before booking

  • Whether the loft is part of the inspection
  • Which limits apply to the survey
  • What exactly goes into their report
  • How they plan to inspect the roof safely
