Does a conservation area affect roof work in Forty Green?

What does a roof survey cost?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
Do you need to get into the loft?

Will you fly a drone over my roof?

Roof survey in Forty Green
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. If you’re worried about leaking gutter joints and downpipes and slates or tiles that have slipped or broken, we can find out what’s behind it, on clay and concrete tiles, ridges, hips and valleys and chimney stacks alike.
Some older homes in villages like Forty Green are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we can’t see
Every survey has limits, and it’s better to know them up front. Bear these in mind:
- Structural calculations (that’s a structural engineer’s job)
- Walls, floors and services below the roof
- Defects hidden under coverings or inside walls without opening up

What this survey covers
- The roof space
- Ridges, hips and valleys
- Flat roofs
- Clay and concrete tiles
- Chimney stacks
- Lead flashings
- Natural slate
What we do, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Forty Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Getting ready for the survey
- If the roof is shared, arrange access with whoever manages the building
- Point out any leaks or damp patches
- Clear the way to the loft hatch
Booking a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.
Advice
What we’re asked to look at in Forty Green
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.
People typically book a survey when they’ve noticed something like this:
- Ponding, splits or blisters on flat roofs
- Loose ridge or hip tiles
- Worn lead at chimneys and abutments
- Valley linings that have cracked or split
Take a building like Holtspur School & Pre-School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
What to check before booking
- What’s outside the scope of the survey
- What happens after the report arrives
- Whether VAT is added on top
- How they’ll see the roof: from the ground, the loft, the roof or by drone

Helping us price your survey
What helps most when you contact us:

- Whether there is a loft hatch, a shared roof or tricky access
- The type of building and roof, such as pitched or flat
- Where water is showing inside, if it is

How the survey changes by roof type
Natural slate
From the loft, we look at the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.
Roof surveys in Forty Green: local notes
Cliveden, about 4.1 miles south, is one of the historic houses in the wider area around Forty Green. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you let a flat or house near Beaconsfield station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to Church of St Michael and All Angels: its roof may have old fixings, lead flashings and chimneys that need a closer look.
