Roof survey in Loosley Row
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Typical surveys look at leaning or weathered chimney stacks and ridge tiles that have lifted or moved, on the roof space, flat roofs and natural slate.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What happens if roof problems are left?
Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, which makes later changes easy to spot. In a place like Loosley Row, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
Roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

How the survey changes by roof type
Flat roof coverings
Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.
Natural slate
Inside the roof space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
What affects the price in Loosley Row
What a survey costs depends on the time and equipment it needs. The main factors are:
- The package you choose: Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
- Any need for thermal images or a drone flight
- The height of the building and how the roof can be seen safely
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Questions from Loosley Row
Do you survey roofs for landlords with property near Saunderton station?
Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or send us an email and let us know about the building.
Does a conservation area affect roof work in Loosley Row?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
How many surveys have you done?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
What does a roof survey include?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance.
How soon is the report ready?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
What a roof survey does not cover
Before booking, it is worth knowing what a survey will not do:
- Defects hidden under coverings or inside walls without opening up
- Structural calculations (that’s a structural engineer’s job)
- An exact number of years the roof has left
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.
What this survey covers
- Lead flashings
- Natural slate
- Flat roofs
- Clay and concrete tiles
- The roof space
- Ridges, hips and valleys
- Chimney stacks
How the survey works
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Rural addresses near Loosley Row can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- Tell us about parking before the day
- If the roof is shared, arrange access with whoever manages the building

What we are asked to look at in Loosley Row
Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It is frequently mistaken for a leak, and it needs a different fix.
Signs worth acting on include:
- Valley linings that have cracked or split
- Ridge tiles that have lifted or moved
- Torn or sagging underlay
- Leaking gutter joints and downpipes
Anyone responsible for a site like St John's Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.
Before you book any roof surveyor
- Whether you get a written report with photos
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- How long the report takes to arrive
Roofs, chimneys and gutters in Loosley Row
If your survey includes the drone, the flight is checked against the Drone Safety Map first. The wider area around Loosley Row has a long history of building, with West Wycombe Park House about 3.9 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you live in an older home near Church of St John the Evangelist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Saunderton station, the gap between tenancies is a good time to have the roof looked at.
