Flat roof survey in Loosley Row
Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you’ve noticed edge trims that have lifted or split and splits, cracks and crazing, a survey will tell you what’s going on, on GRP fibreglass, single-ply membranes and mastic asphalt alike.
In a village or hamlet like Loosley Row, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included when booking.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Roof by roof
Rooflights and upstands
Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photos.
What we cannot see
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- The condition of the deck or insulation hidden under the covering
- Whether the deck or joists are strong enough
- A promise that the roof will not leak in future
If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey before you book. What a survey covers and doesn’t.

The survey, step by step
On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two for a house, though large, tall or awkward roofs take more time. In a hamlet or village like Loosley Row, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
How to prepare
- Check pets are kept safely away
- Agree roof access with the managing agent if it’s shared
- If you’re buying, let the agent know when we are coming

Flat roof surveys in Loosley Row: local notes
Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. West Wycombe Park House, about 3.9 miles south, is one of the historic houses in the wider area around Loosley Row. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near Church of St John the Evangelist, the flat roofs on later extensions tend to wear out long before the main roof. Take a building like St John's Church of England Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For landlords with property near Saunderton station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Check new fixings through the roof are properly sealed
