Roof survey in Ickford: what you get
Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one, so they deserve a proper look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey ridges, hips and valleys, chimney stacks and the roof space, and common reasons people get in touch are gaps in the roof where coverings have gone and loose ridge or hip tiles.
In a village or hamlet like Ickford, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Ickford: your questions answered
Do you cover Ickford?
We do. Every survey there gets the same written report with photos.
Is my home in Ickford listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you survey on Saturdays and Sundays?
Surveys run seven days a week. To find a day that suits you, call 07833 053749 or drop us an email.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.
Is a roof survey the same as a structural survey?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What does a roof survey include?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. The report includes photos and recommendations.
For landlords and managing agents
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.
Honest limits
It is a careful look at the roof, not the whole story. Its limits include:
- A full building survey of the property
- How the roof will behave in every kind of weather
- Asbestos testing of any kind
If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.
What we look at
- Flat roofs
- Lead flashings
- Chimney stacks
- Natural slate
- Clay and concrete tiles
- Ridges, hips and valleys
- The roof space
When to book a survey in Ickford
A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
Problems we come across often include:
- Gaps in the roof where coverings have gone
- Cracked or blistered flat roof coverings
- Flashings that have come away from the wall
- Worn or blocked valleys
For an older house near a landmark such as Parish Church of St Nicholas, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Before you book any roof surveyor

- When you will get the report
- What experience they bring
What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in.
Roofs, chimneys and gutters in Ickford
The wider area around Ickford has a long history of building, with Boarstall Tower about 4.5 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Take a building like Ickford School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What affects the cost of roof surveys
Prices always include VAT. What changes the price is:
- Roof area
- Which survey package you book
- Height and safe access
- If the survey needs thermal imaging or a drone
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
What we need to know
You don’t need to know any roofing terms. Just let us know:
- Where the property is, with the postcode
- Any stains, drips or damp patches you’ve seen indoors
- Pictures of the roof from a safe spot, if you have them
- Any deadline, like an exchange date
Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or send us an email.

What we do, step by step
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes about one to two hours for most homes, depending on how many separate roofs there are. Around Ickford, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Before the survey
- Leave a clear route to the loft
- Check pets are kept safely away
- Have any paperwork from past roof work to hand
