Marlow Bottom Pre-Purchase Roof Survey
A roof survey before you buy a house or flat around Marlow Bottom, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Cracked flaunching or crumbling chimney pointing
- A ridge or slope that dips
- Blocked or leaking gutters
The survey, step by step
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. For a village or hamlet like Marlow Bottom, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before we arrive

Pre-purchase roof survey in Marlow Bottom: what you get
Some roofs cannot be seen well from the ground or from windows. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, and the report arrives the same day. If airspace rules or the weather rule out a flight, we’ll say so and look from ground level, windows and the loft instead. If you’ve noticed chimney mortar that has eroded and blocked or leaking gutters, a survey will tell you what’s going on, whatever the roof.
Being in a small place like Marlow Bottom makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
Leave it or get it looked at?
Leaving it means judging the roof from the street. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. We fill that gap before you are tied in. Around Marlow Bottom, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the price for the job before you book.

Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We note them with photos so you can ask about them.
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the loft space, we report what we can see of it.

Your questions about pre-purchase roof surveys in Marlow Bottom
Is my home in Marlow Bottom listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Is Marlow Bottom within the area you cover?
We do. A small place gets exactly the same survey as a big one.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
When is the best time to have the roof checked when buying?
The sooner after your offer is accepted, the better. You need the report before you exchange, while you can still ask questions and negotiate.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Can you survey in bad weather?
It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.
What a pre-purchase roof survey doesn’t cover
We only report what can safely be seen on the day, so some things are outside what a survey can do:
- What’s under the slates, tiles or felt
- Whether timbers meet design loads
- Anything beyond the roof, which a full home survey covers
If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before you book. The full list of what we check.
What we check
- Gutters and downpipes
- Chimney stacks
- Clay and concrete tiles
- The roof space
- Flat-roofed extensions and dormers
- Natural slate
- Lead flashings and valleys
