Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Watch for green marks down the brickwork
  • Check from the ground or a window, not a ladder
  • Watch the gutters during heavy rain
  • Watch ceilings under valley gutters for fresh marks

The report comes with photos and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they know what needs doing.

Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.

Gutter survey in Marlow Bottom

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We survey fascias and soffits, parapet and box gutters and valley gutters, and people most often book us about leaking or loose downpipes and leaks at the gutter joints.

Some older homes in villages like Marlow Bottom are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What happens on the day

The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Around Marlow Bottom, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Gutter surveys around Marlow Bottom

The wider area around Marlow Bottom has a long history of building, with Harleyford Manor about 2.8 miles south-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

For site and facilities teams at buildings like Burford School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For businesses in and around places such as Eden, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you live in an older home near St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Different roofs, different checks

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

Common questions in Marlow Bottom

Can a landlord with a rental near Marlow station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is my home in Marlow Bottom listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is a CCTV drain survey included?

No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so we report on what’s visible.

What happens after the survey?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
