Pre-purchase roof survey in Wooburn, Buckinghamshire
We carry out pre-purchase roof surveys in Wooburn and the rest of Buckinghamshire. Surveys run on any day of the week.
- Damp timbers or stains in the loft
- Cracked flaunching or crumbling chimney pointing
- Gaps where slates or tiles have come loose
Tips that help
There is plenty you can do without going near the roof. Here’s what helps most:
- Give your solicitor a copy of the report
- Ask the seller about past roof repairs
- Ask for loft access on the day
- Watch for stains or fresh paint on ceilings below the roof
It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it.
After strong winds, look at the roof from ground level. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
How a pre-purchase roof survey works in Wooburn
A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you will be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. If you’ve noticed cracked flaunching or crumbling chimney pointing and old water stains in the roof space, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Wooburn, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Common questions in Wooburn
How do I find out if my home in Wooburn is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Will you come out to Wooburn?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
How quickly will I get the report?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.
How long does a pre-purchase roof survey take?
It usually takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Which days do you carry out surveys?
Surveys run on any day of the week. To arrange a date, phone 07833 053749 or send us an email.
Do I need a roof survey if I’m having a RICS survey?
They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.
Do I need to be at home?
Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
Local roofs and buyers in Wooburn
If your survey includes the drone, the flight is checked against the Drone Safety Map first. The wider area around Wooburn has a long history of building, with Cliveden about 1.5 miles south. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you own a rental within reach of Bourne End station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. The streets around a church like Church of St Paul are often among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What affects the price in Wooburn
Several things affect the price of a survey:
- How tall the building is and how easy the roof is to see
- The number of roofs, including extensions and garages
- Whether thermal imaging or a drone is needed
- How complicated the roof is, with its valleys, chimneys and parapets
Pre-purchase roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.
Booking your survey
Here’s what helps us most when you contact us:
- Any photos you have, taken from ground level or a window
- How the loft is reached, if there is one
- What made you get in touch
- Where the property is, with the postcode
When you are ready to go ahead, phone 07833 053749 or email us. We will suggest a package, agree the price and find a date, weekday or weekend.
What this survey can’t tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether the price should change, which is between you and the seller
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- The condition of the rest of the house (that is a RICS home survey)
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. The full list of what we check.
Roof types and parts we check
- Gutters and downpipes
- Clay and concrete tiles
- Chimney stacks
- The roof space
- Flat-roofed extensions and dormers
- Lead flashings and valleys
- Natural slate
Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Roof by roof
Flat roofs
Ponding, blistering, splits and worn upstands are the usual warning signs. We check outlets too, since a blocked one leaves water sitting on the roof, and we say what we see from wherever is safe.
Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We photograph them so you can raise them before exchange.

How the survey works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Wooburn can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed in advance.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a photo-illustrated written report and recommendations before you exchange.
Before we arrive
- Leave a clear route to the loft
- Check pets are kept safely away
- Tell us where we can park nearby
