How a pre-purchase roof survey works in Radclive

We survey roofs for buyers in Radclive and across London and South East England. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. The report says what’s in good order, what isn’t and what to deal with first. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, ring 07833 053749 or send us an email. We survey clay and concrete tiles, gutters and downpipes and chimney stacks, and people most often book us about patch repairs that may hide an ongoing problem and roof slopes that look uneven or sagging.

Being in a small place like Radclive makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible.

Honest limits

A survey is a proper look at the roof, but it can’t do everything. Its limits include:

  • A structural engineer’s report
  • Asbestos testing of any kind
  • Whether the price should change, which is between you and the seller

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • Clay and concrete tiles
  • Lead flashings and valleys
  • Gutters and downpipes
  • The roof space
  • Natural slate
  • Chimney stacks
  • Flat-roofed extensions and dormers

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a village or hamlet like Radclive, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • For flats, check roof access has been agreed
  • If it is not your property yet, arrange access through the agent
  • Have any paperwork from past roof work to hand

Getting a price

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or send us an email.

Useful tips for Radclive property owners

Over many surveys, some simple habits stand out as worth the effort:

  • Check we’ll be able to get into the loft space
  • Watch for stains or fresh paint on ceilings below the roof
  • Request records of any re-roofing
  • Give your solicitor a copy of the report

With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. If anything in the report isn’t clear, ask us.

After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.

What a pre-purchase roof survey looks like in Radclive

Stowe House, about 2.1 miles north, is one of the historic houses in the wider area around Radclive. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most.

FAQs for Radclive

Do you cover smaller places like Radclive?

Yes, Radclive is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in Radclive is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it isn’t a RICS home survey. It complements one rather than replacing it.

Can I take the findings back to the seller?

Yes. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.

How long will you be at the property?

It usually takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Should I get a roof survey as well as a RICS home survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.

What insurance do you have?

We hold professional indemnity and public liability insurance.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

When to book a survey in Radclive

A chimney stack stands out in the wind and rain. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which can affect how any work is arranged.

People typically book a survey when they’ve noticed something like this:

  • Lead that has worked loose at a wall or chimney
  • Gutters that overflow or drip at the joints
  • Old water stains in the loft space
  • Ponding, blisters or splits on a flat roof

The streets around a church such as Church of St John are frequently among the oldest in a place, and if your house is among the older ones nearby, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Choosing a roof surveyor

  • Which viewpoints they use to see the roof
  • What happens after the report arrives
  • Their insurance cover
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a roof survey includes

What a survey costs

Prices vary from roof to roof, for these reasons:

  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own
  • The shape of the roof and its details
  • The size of the roof

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

What to tell us when you contact us

A little information up front helps. Please include:

  • Any marks or damp showing indoors
  • How the loft is reached, if there is one
  • Dates you’re working to, such as exchange
  • Your postcode, so we can check access and travel

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.
