What we do, step by step

Once we have finished looking, we write up our findings as a report with photographs, sent to you by email. On timing, it usually takes between one and two hours for most homes, a little longer where there are several stacks. Older roofs in small places like Radclive can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets inside or away from the areas we’re looking at

Getting a price

Chimney survey in Radclive: what you get

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photos and recommendations. We survey chimney pots and cowls, lead flashings and chimney breasts, and common reasons people get in touch are frost-damaged brickwork on the stack and cracked or missing flaunching.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

How we price chimney surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • The roof’s overall size
  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can safely be seen
  • Which survey package you book

For a price for your roof in Radclive, call 07833 053749 or send us an email with the address and some details. We’ll confirm the figure before booking.

Helping us price your survey

There’s no need for technical words. It is enough to let us know:

  • Where the property is, with the postcode
  • What kind of property and roof it is
  • Access details, such as a loft hatch or a shared roof
  • Any marks or damp showing indoors

Not sure which survey you need? It’s easiest to ring 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Radclive homes and their roofs

Stowe House, about 2.1 miles north, is one of the historic houses in the wider area around Radclive. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For site and facilities teams at buildings such as Royal Latin School, a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near Church of St John, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions from Radclive

How do I find out if my home in Radclive is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you carry out roof surveys in Radclive?

Yes, Radclive is one of the places we work. The survey and report are the same in Radclive as anywhere else, and visits run on weekdays and weekends.

Should a redundant chimney be removed?

An unused stack still needs to stay weathertight and ventilated. If it’s capped without ventilation, damp can build up inside. We check how it is capped and its condition, so you can plan what to do with it.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Will you check the chimney is safe to use with a fire?

No. Our survey covers the outside of the stack and the roof around it. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Why get it checked now?

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Around Radclive, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Why us?

  • An independent look at the roof
  • Plain-English reports with photos
  • PI and public liability insurance
  • Weekday and weekend surveys

How the survey changes by roof type

Rendered stacks

Cracked render can let water in and trap it behind. Cracks are photographed and noted.

Flaunching

Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.

When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • Conditions inside walls
  • The inside of the flue, which needs a sweep or flue specialist

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and doesn’t.
