About our storm damage roof report in Radclive

After a storm, it helps to have a clear record of what happened to your roof. Our report shows the damage in photos and says whether it looks like storm damage, wear and tear, or a mix. We are not loss adjusters and can’t tell you if your claim will succeed. What we give you is an independent record of the roof. If you are worried about broken or displaced guttering and roofs hit by falling trees, a survey will tell you what’s going on, on flashings, flat roofs and gutters and fascias alike.

Being in a small place like Radclive makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Wind, rain and roofs in Radclive

About 2.1 miles north lies Stowe House, a reminder of how long the area around Radclive has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering and its details give the first clues when tracing where water is coming from.

For site and facilities teams at buildings such as Royal Latin School, a leak through a large roof is often found some distance from where the water shows inside. The streets around a church such as Church of St John are often among the oldest in a place, and if your home is one of the older ones nearby, lead flashings, valleys and old chimneys are typical places for water to get in.

What a storm damage roof report doesn’t cover

In fairness, a roof survey has limits:

  • Acting for you with the insurer
  • Estimates of repair costs
  • Your insurer’s view of the claim

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

What this survey covers

  • Flat roofs
  • Flashings
  • Ridges and hips
  • Chimney stacks
  • Gutters and fascias
  • Slate and tile slopes

Useful tips for Radclive property owners

Nothing here needs a ladder. Our suggestions:

  • Do not go onto the roof to take pictures
  • Ask a roofer for emergency temporary protection if water is coming in
  • Keep receipts for any emergency work
  • Keep a note of the date of the storm

You’ll need a roofer’s quote for the repairs. The report gives them a clear list of the damage.

Keep records of roof work and surveys. They can help show the roof was looked after.

Surveys for landlords and agents in Radclive

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

What happens on the day

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where applicable. Most surveys take between one and two hours for most homes, depending on how much of the roof was hit. Older rural homes like those around Radclive can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. You receive the written report with photographs.

Before the survey

  • Jot down any questions you want answered
  • Have any paperwork from past roof work to hand
  • Move anything stored under the loft hatch

Book a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or send us an email.

What a survey costs

A few things affect what a survey costs:

  • Whether thermal imaging or a drone is needed
  • Height and safe access
  • The number of roofs, including extensions and garages
  • The size of the roof

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for the job before you book.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, it is useful to mention:

  • The property’s address and postcode
  • Where any leaks, stains or damp patches show inside
  • Whether there is a loft hatch, a shared roof or tricky access
  • The kind of building and roof involved

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Different roofs, different checks

Clay and concrete tiles

Older tiles held only by nibs, without nails or clips, can lift more easily. We record what we can see of the fixings.

Lead flashings

Flashings with older defects often fail in high winds. We record what looks recent and what looks older.

FAQs for Radclive

How do I find out if my home in Radclive is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Radclive in the area you cover?

Yes, Radclive is one of the places we work. Every survey there gets the same written report with photographs.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

How long will you be at the property?

That depends on the size and shape of the roof; most visits take about 1–2 hours at a house, and longer if the damage is spread across a large roof. The report is sent afterwards by email.

What does a storm damage report cost?

Our price is from £150, including VAT. Bigger roofs are quoted on size and access. Repair costs aren’t included, so ask a roofer to quote.

My storm claim was turned down. What now?

Start by complaining to the insurer. If it is not resolved, the Financial Ombudsman Service may be able to help. The Ombudsman asks about storm conditions, whether the damage is consistent with a storm and whether the storm was the main cause.
