What we are asked to look at in Radclive

Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.

These are some of the problems a survey can pick up:

  • Leaves and moss blocking gutters
  • Leaks at the gutter joints
  • Sagging gutters and loose brackets
  • Blocked outlets and hoppers

If you own one of the older houses in the streets near Church of St John, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • Whether you get a written report with photos
  • Their insurance cover
  • Whether the inside of the roof is included
  • Whether any drone flown is registered with the CAA

About our gutter survey in Radclive

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. If the evidence points elsewhere, like a flashing or the roof covering, we will say so, with a suggested next step. We are often asked to look into choked outlets or hopper heads and water spilling over the gutter edge, across downpipes, fascias and soffits and parapet and box gutters.

In a village or hamlet like Radclive, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Gutter surveys around Radclive

Stowe House, about 2.1 miles north, is one of the historic houses in the wider area around Radclive. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building like Royal Latin School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What affects the cost of gutter surveys

To price your survey, we look at:

  • The roof’s overall size
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • How tall the building is and how easy the roof is to see

To find out what your survey will cost, call 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

Helping us price your survey

What helps most when you contact us:

  • Where any leaks, stains or damp patches show inside
  • The address and postcode of the property
  • How the loft is reached, if there is one
  • The reason for the survey, such as buying, a leak or storm damage

A quick phone call is normally the easiest start: call 07833 053749 or drop us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.

Honest limits

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • The inside of a downpipe along its whole length
  • Hidden sections we cannot view safely
  • What’s behind fascias and inside walls

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

What happens if roof problems are left?

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Where a roof is exposed, as many are in small places like Radclive, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

What you get with us

  • More than 5,000 surveys completed
  • An independent view of the roof
  • CAA-registered drone operator (Flyer ID and Operator ID)
  • 20+ years’ experience

How the survey works

After the inspection, everything we found is written up in a report with photographs. On timing, most surveys take an hour or two on an ordinary house, and more on a big or complicated roof. Around Radclive, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A photo-illustrated written report and recommendations follows.

Before we arrive

  • Jot down any questions you want answered
  • Leave side gates unlocked
  • Dig out any old roof reports or invoices

Related advice

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Your questions about gutter surveys in Radclive

Is Radclive within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Is Radclive in the area you cover?

Yes. We work right across London and South East England, and Radclive is part of that. You can call 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and the report says so.

Do you need to get into the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
