New roof snagging in Radclive: what you get
A new roof is a big spend, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. You get a report with photographs to share with your roofer. We are independent of the roofer who did the job. We survey flashings and valleys, new flat roofs and replacement roofs, and people most frequently book us about missing or blocked roof ventilation and gutters or fascias damaged during the job.
Older buildings in small places like Radclive may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

Practical tips
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Look for marks or cracks left by the work
- Check before your warranty period ends
- File all paperwork for the new roof
- Arrange the inspection before settling the final bill
Once the snags have been dealt with, keep the report with your roof paperwork. It records the roof’s condition at that point.
Agree the snagging inspection with your roofer before the job starts. Everyone then knows what to expect and time is set aside for snags.
Why it’s worth a survey now in Radclive
Specific, photographed snags are easier to discuss than a vague worry. It keeps things factual. Older cottages and farmhouses around Radclive can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Roofs we survey in Radclive
- Loft conversions and dormers
- Ridges and verges
- Replacement roofs
- New-build homes
- New flat roofs
- Flashings and valleys
What happens on the day
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours at most homes, or half a day or so for a commercial building. Somewhere like Radclive needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- We ask what work was done and when it was finished.
- We check the tiles or slates, ridges, hips and verges from safe vantage points.
- Flashings, valleys, gutters and visible underlay at the eaves are checked.
- We look in the roof space, where there’s safe access, and around the property for debris or damage.
- The snags are written up with photos for you to share with your roofer.
Preparing for the visit
- Find any records of previous roof work
- Unlock side gates and any roof access doors
- Tell us about any leaks, stains or damp patches you know of
Arrange a survey
If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or email us.

Signs you need new roof snagging in Radclive
A roof is hard for most owners to see properly. Without an independent check, you are relying on what can be seen from the ground before you pay.
Things that often lead to a survey include:
- Gutters or fascias damaged during the job
- Verge tiles or slates not secured
- Vents that weren’t fitted or are covered
- Loose flashings at walls or chimneys
The streets around a church like Church of St John are often among the oldest in a place, and if your house is among the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
What to check before booking
- Whether VAT is added on top
- Whether the roof space is looked at, where there is one
- How soon the report will arrive
- Is there a chance to talk the report through?
Buying a home or a new roof in Radclive
Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. About 2.1 miles north lies Stowe House, a reminder of how long the area around Radclive has been built on. FAQs for Radclive
Does a conservation area affect roof work in Radclive?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you cover Radclive?
Yes. We work right across London and South East England, and Radclive is part of that. Just phone 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you contact us and we’ll plan the survey around it.
Which parts of the roof does snagging cover?
All the parts of the roof we can see safely, including ridges, verges, valleys, flashings, vents and gutters. We look in the loft where it’s safe, and we note any mess or damage left after the work.
Will you go up on the roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
Will you deal with my roofer if there’s a problem?
No, we report on the roof and don’t take sides. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.
