Questions from Dadford

Do you cover Dadford?

We do. The survey and report are the same in Dadford as anywhere else, and visits run on weekdays and weekends.

Do you cover smaller places like Dadford?

Yes. Dadford is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Will you check every nail and clip?

No, we report on what’s visible. Most fixings sit out of sight under the coverings so we focus on what can be seen.

Do you check new-build roofs?

Yes. We check new-build roofs from safe vantage points and the roof space and record any snags. It is worth booking before your builder’s defects period ends.

Do you climb onto every roof?

Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we cannot see is noted in the report.

How soon after the work should I book a snagging inspection?

Ideally before you make the final payment so snags can be raised while the job is still open. If that’s passed, book before any defects or warranty period ends.

About our new roof snagging in Dadford

Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted along with any damage to other parts of the property. Each item is photographed. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. Finding these early makes them easier to raise. We survey new flat roofs, new-build homes and ridges and verges, and people most often book us about tiles or slates sitting out of line and ridge and hip tiles not properly fixed.

Being in a small place like Dadford makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Useful tips for Dadford property owners

You don’t need to be a roofer to help. What helps most:

  • File all paperwork for the new roof
  • Look for new stains after a downpour
  • Diary the defects period end date
  • Send the snagging report to your roofer

You receive a photo-illustrated written report of each snag and recommendations, prioritised by urgency where relevant. You can send it straight to your roofer.

Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and time is set aside for snags.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether the roof will leak in future
  • Pricing the remedial work
  • Deciding who is at fault in a disagreement

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

What this survey covers

  • Flashings and valleys
  • New-build homes
  • Ridges and verges
  • Replacement roofs
  • New flat roofs
  • Loft conversions and dormers

The survey, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Cottages and farmhouses around Dadford often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The loft space is looked at where safe, along with any mess or damage left after the work.
  5. We send a report with photos of each snag.

How to prepare

  • Let us know about any leaks, stains or damp patches you know of
  • Unlock side gates and any roof access doors
  • Keep pets out of the way during the survey

How to book

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or email us.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • If the survey needs thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • House, block, shop or office
  • Height and safe access

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel
  • The reason for the survey, such as buying, a leak or storm damage
  • The kind of building and roof involved

When to book a survey in Dadford

Owners often get in touch when the finish looks uneven or a leak appears. Others just want an independent check before paying before signing off the job.

Most people get in touch when they’ve noticed one of these:

  • Poorly finished verges
  • Ridge and hip tiles not properly fixed
  • Gutters blocked by building debris
  • Underlay ending short at the eaves

Take an older house close to Parish Church of St Mary: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
