Thermal roof survey in Dadford: what you get

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it is colder outside. Our report points out what the images suggest and where to look more closely. It is not an energy rating or a heat loss calculation. We survey ceilings below the roof, insulated roof spaces and flat roofs, and common reasons people get in touch are wet areas near outlets and upstands and damp around chimneys and parapets.

In a village or hamlet like Dadford, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to.

When to book a survey in Dadford

Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which helps when timescales are tight.

A survey can pick up problems like:

  • Heat escaping through the roof
  • Leaks far from where the stain appears
  • Wet areas near outlets and upstands
  • Wet insulation beneath the membrane

If you live in an older home near Parish Church of St Mary, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Before you book anyone

  • When you will get the report
  • Will they check the loft as well as the outside?
  • Their drone registration, if they fly one
  • What exactly goes into their report

What’s in a roof survey

Dadford: your questions answered

Is my home in Dadford listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is Dadford in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report. We will recommend an engineer if we see signs that call for one.

How long is the visit?

It usually takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. You’ll then get the report by email, on the timescale of your package.

Is thermal imaging good for finding leaks?

It frequently helps show where to look. Patterns can suggest where trapped water has spread. It is used alongside a close inspection and moisture readings because the camera cannot confirm water on its own.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

Does thermal imaging detect leaks directly?

Not directly. It shows temperature, and wet materials frequently behave differently from dry ones. We confirm what it suggests with moisture readings.

What a thermal roof survey does not cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Clear results when the conditions on the day are poor
  • Structural calculations, which need a structural engineer
  • The condition of timbers we can’t see

  • Flat roofs
  • Ceilings below the roof
  • Insulated roof spaces
  • Commercial roofs
  • Loft conversions

How the survey works

After the inspection, everything we found is written up as a written report with photos, emailed to you. As for time on site, most surveys take roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. For a village or hamlet like Dadford, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Before the survey

  • Move anything stored under the loft hatch
  • Buyers: confirm access with the estate agent or seller
  • Tell us about parking before the day

Advice

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Drones, thermal imaging and Dadford roofs

Historic houses such as Stowe House, about 0.8 miles south-east, show how far back building in the area around Dadford goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Steep or complicated roofs are often hard to see from the ground, which is where aerial photos and thermal images help.

Useful tips for Dadford property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Check outlets after heavy rain
  • Move stored items away from the loft hatch
  • Ask us about the forecast if rain is expected
  • File the images with your roof records

Premium Surveys include an in-person consultation, so you can go through the images with us. A follow-up 12 months later is included as well.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is frequently moved when people work in the loft space.
