Thermal roof surveys for homes and businesses in Whitchurch
A thermal camera can help when the cause of damp is not obvious. Leaks often run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so the findings do not rely on the camera alone. We survey ceilings below the roof, insulated roof spaces and commercial roofs, and common reasons people get in touch are heat escaping through the roof and damp where roofs meet walls and chimneys.
Older buildings in small places like Whitchurch may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
Nothing in the report is left vague: where something needs attention, it says so plainly.

How the survey works
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Around Whitchurch, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.

Advice
Drones, thermal imaging and Whitchurch roofs
A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you look after a building like Whitchurch Combined School, a drone or thermal camera can show a large roof in a single visit. If you live in an older home near Church of St John, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from above or with a thermal imager helps.

Landlord and commercial surveys in Whitchurch
We survey roofs for landlords and agents as well as householders. A photo-illustrated written report gives you a clear record of the roof.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.
How the survey changes by roof type
Pitched slate and tile roofs
Slate and tile roofs are frequently harder to read with a thermal camera, because of the air space beneath. We combine the images with an inspection from the loft where there’s safe access.
Single-ply and EPDM roofs
On larger commercial single-ply roofs, thermal imaging can help target moisture readings. That makes the survey more focused.
Your questions about thermal roof surveys in Whitchurch
Do you carry out roof surveys in Whitchurch?
Yes, Whitchurch is within the area we cover. We work right across London and South East England. Just call 07833 053749 or email us and let us know about the property.
Is my home in Whitchurch listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
What can thermal imaging tell me about my roof?
It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.
Is thermal imaging included in your surveys?
Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.
What do I do with the report?
You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.
Will the survey show heat loss through my roof?
The camera can point to heat loss and gaps in insulation. We do not give energy ratings or heat loss calculations, but the images show where improvements may help.
How we price thermal roof surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- The type of building, from a house to a block or an office
- The shape of the roof and its details
- If the survey needs thermal imaging or a drone
- How big the roof is
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Thermal roof survey starts from £400, including VAT.
Booking your survey
Here’s what helps us most when you get in touch:
- Any deadline, such as an exchange date
- What kind of property and roof it is
- The property’s address and postcode
- What made you get in touch
Once you know what you need, call 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date.
Why act early in Whitchurch
If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. In a place like Whitchurch, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What a thermal roof survey does not cover
Some things can’t be seen without opening up the roof, so a survey has limits:
- Reliable images in rain, strong wind or on a wet roof surface
- Seeing water directly, as the camera shows temperature, not moisture
- Insulation values or heat loss calculations
If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and does not.
