North Marston Thermal Roof Survey
Thermal imaging to find moisture and heat loss patterns in a roof for North Marston and the rest of Buckinghamshire. We survey on weekdays, Saturdays and Sundays.
- Heat escaping through the roof
- Cold areas below the roof
- Leaks far from where the stain appears
North Marston questions
Do you cover North Marston?
We do. The survey and report are the same in North Marston as anywhere else.
Does a conservation area affect roof work in North Marston?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
Can thermal imaging show missing insulation?
The camera can point to heat loss and gaps in insulation. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
How a thermal roof survey works in North Marston
A thermal camera can help when the cause of damp is not obvious. Leaks often run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. We survey ceilings below the roof, pitched roof slopes and insulated roof spaces, and common reasons people get in touch are wet insulation beneath the membrane and ceilings that feel colder in places.
Older buildings in small places like North Marston may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Checking the roof from the ground
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
How it works
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about one to two hours for a house, and more on a big or complicated roof. For a village or hamlet like North Marston, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You let us know about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- We inspect the roof and take thermal images during the same visit.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
Before the survey
- If you are buying, check with the agent that we can get in
- Keep pets in another room
- Dig out any old roof reports or invoices
Getting a price
Prices start from £400, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or email us with the details.

Useful tips for North Marston property owners
Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:
- Don’t climb onto the roof to look for leaks yourself
- Make sure the loft can be reached safely
- Keep the heating on as usual before a heat loss survey
- File the images with your roof records
You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.
Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.
Do you need a thermal roof survey in North Marston?
After a repair, some owners want to know whether the roof has dried out. Thermal images and moisture readings can suggest whether moisture is still trapped, given suitable conditions on the day.
Typical things we’re asked to look at include:
- Leaks that are hard to trace
- Wet insulation beneath the membrane
- Damp around chimneys and parapets
- Gaps in loft insulation
The streets around a church such as Church of St Mary are frequently among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.
Questions to ask before you book
- Whether VAT is added on top
- Whether any drone flown is registered with the CAA
- What happens after the report arrives
- Whether they hold professional indemnity and public liability insurance
Thermal roof surveys around North Marston
A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Steep or complicated roofs are often hard to see from ground level, which is where photos from the air and thermal images help. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
Claydon House, about 3.8 miles north-west, is one of the historic houses in the wider area around North Marston. Older roofs nearby can be steep and hard to see from the ground, and a survey by drone or thermal camera doesn’t touch the roof itself. If you look after a building such as North Marston Church of England School, thermal images can show where wet insulation sits under a big flat roof.

What we cannot see
We only report what can safely be seen on the day, so there are some things a survey can’t cover:
- Seeing water directly, as the camera shows temperature, not moisture
- Whether the deck or roof structure is strong enough
- The condition of timbers we can’t see
