What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Parts of the roof that aren’t safe to walk on or view
  • Asbestos testing, which needs a specialist asbestos surveyor
  • Structural calculations, which need a structural engineer

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and does not.

Roof types and parts we check

  • Single-ply membranes
  • Mastic asphalt
  • GRP fibreglass
  • Felt flat roofs
  • EPDM rubber
  • Upstands and outlets

Flat roof surveys for homes and businesses in Radclive

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We are often asked to look into damaged trims at the roof edge and leaks around rooflights, across single-ply membranes, EPDM rubber and GRP fibreglass.

Flat roofs on exposed homes in small places like Radclive take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Common questions in Radclive

Do you carry out roof surveys in Radclive?

Yes, Radclive is within the area we cover. Our area covers London and South East England. You can phone 07833 053749 or email us with the address and some details.

How do I find out if my home in Radclive is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Does the survey cover asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

Landlords, agents and block managers in Radclive

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Letting agents and landlords in Radclive book surveys as well as householders. The report gives you a dated record of the flat roof, with photographs, which helps you plan work between tenancies.

Local flat roofs in Radclive

Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. Historic houses like Stowe House, about 2.1 miles north, show how far back building in the area around Radclive goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Church of St John are often among the oldest in a place, and if your house is among the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof.

How the survey changes by roof type

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.

Common roof problems in Radclive

People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.

Look out for signs like these:

  • Outlets choked with leaves and silt
  • Signs of deflection in the roof deck
  • Splits, cracks and crazing
  • Failed upstands where the roof meets a wall

If you look after a building like Royal Latin School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

  • Will they check the loft as well as the outside?

What a good roof survey covers

What happens on the day

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Radclive often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

How to prepare

  • Find any records of previous roof work
  • Tell us where we can park nearby

What you can safely check yourself

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
