How a drone roof survey works in Radclive

We fly a sub-250g drone, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Before every flight, we check the airspace and the weather. Safety comes first on every visit. If you’ve noticed blistered or cracked flat roof coverings and gaps where slates or tiles have gone, we can find out what’s behind it.

Some older homes in villages like Radclive are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

When to book a survey in Radclive

Big commercial and industrial roofs cover a lot of ground. A drone can photograph a large roof methodically, showing patterns of wear that are hard to spot up close. You see the whole roof, not just the parts near an access point.

Signs worth acting on include:

  • Slates or tiles shifted by high winds
  • Flat roofs on upper floors that hold water
  • Moss and weeds taking hold up top
  • Lifted or split lead flashings

If your home is one of the older ones in the streets near Church of St John, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Questions to ask before you book

  • What experience they bring
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Which limits apply to the survey
  • Whether any drone flown is registered with the CAA

What’s in a roof survey

Radclive: your questions answered

Does a conservation area affect roof work in Radclive?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Radclive?

We do. A small place gets exactly the same survey as a big one.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

How long will you be at the property?

On site, it usually takes an hour or two at a house, including the airspace and weather checks before take-off. That includes the checks before the drone goes up.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Can you survey a roof inside a flight restriction zone?

Sometimes, with permission. Confirmed flight restriction zones include Heathrow, Gatwick, London City, Stansted, Luton and Southampton, among others, and a flight inside one needs the airport’s or air traffic control’s say-so. If permission is not given, the roof is inspected from other safe viewpoints.

How we price drone roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages
  • Height and safe access

For a price for your roof in Radclive, call 07833 053749 or drop us an email with the address and some details. The price is agreed before a date is set.

Helping us price your survey

Here’s what helps us most when you contact us:

  • The property’s address and postcode
  • What made you get in touch
  • The type of building and roof, like pitched or flat
  • Access details, such as a loft hatch or a shared roof

Every survey is priced before it’s booked, so you know where you stand. Our price is from £400, including VAT. For a price for your roof, call 07833 053749 or drop us an email.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Mention anything you’ve noticed on the roof
  • Shut pets inside while we fly
  • A word with neighbours beforehand helps
  • Make sure the loft can be reached

The Premium Survey report comes the same day. Drone photographs are included where we could fly, alongside the other checks in the package.

Have high or hard-to-reach roofs surveyed every few years. Comparing surveys shows what is wearing, and early repairs keep water out.

What we look for on each type of roof

Steep slate and tile slopes

Widespread slipping on slate normally means nail fatigue. We can see the extent of it from above.

Valleys and parapet gutters

Blocked outlets in hidden gutters cause many leaks. Outlets and any debris around them are photographed.

How the survey works

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit normally takes about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Older roofs in small places like Radclive can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You give us the address and tell us about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. Before take-off, the wind, the weather and the launch spot are looked at.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
