Chimney surveys for homes and businesses in Chackmore

If you are buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. If you’ve noticed frost-damaged brickwork on the stack and redundant stacks capped without ventilation, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Chackmore, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

What we do, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey typically takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Somewhere as small as Chackmore, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Before the survey

  • Move anything stored under the loft hatch
  • If you are buying, check with the agent that we can get in
  • Agree roof access with the managing agent if it’s shared

Leave it or get it looked at?

For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. Our report gives you facts to raise with the seller or agent. Older cottages and farmhouses around Chackmore can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.

Why us?

Flaunching

Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.

Brick stacks

Older brick stacks frequently have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Don’t use a ladder to reach the stack yourself
  • Ask about consent before removing a chimney on an older property
  • Book a sweep for flues that are in use
  • File photos of the stacks with your home records

You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo so anyone reading it can see what we saw.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

When to book a survey in Chackmore

Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead flashings can also be stolen.

A survey can pick up problems like:

  • Gaps in the mortar around the pots
  • Staining on walls around the chimney
  • Pots or cowls that look unsafe
  • Gaps where the stack meets the roof

Homes near green spaces such as Stowe Park and Garden can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

What to check before booking

  • What experience they bring
  • Whether you can ask questions once you have the report
  • Which limits apply to the survey
  • Their insurance cover

What to expect from a roof survey

Honest limits

A survey is a careful look at the chimney stack, but it can’t do everything. Its limits include:

  • Whether a gas appliance or its flue is safe
  • Hidden sides of a shared stack
  • Whether the flue is safe to use

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What a survey covers and does not.

Your questions about chimney surveys in Chackmore

Is my home in Chackmore listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will you come out to Chackmore?

Yes, Chackmore is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Will you check the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when booking.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How long will you be at the property?

Expect it to take an hour or two at a house, as part of a look at the roof around the stack. You will then get the report by email.

What’s the best way to book?

The quickest way is to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we will take it from there. We survey on weekdays, Saturdays and Sundays.

Roofs, chimneys and gutters in Chackmore

With Stowe House about 1.2 miles north-west, Chackmore sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If yours is one of the older homes in the streets near Parish Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as St James and St John CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
