Pre-purchase roof surveys in Chackmore

Pre-purchase roof surveys for homes and businesses in Chackmore

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and inspect from every other safe vantage point. Common reasons to book are ponding, blisters or splits on a flat roof and damp timbers or stains in the loft, across natural slate, gutters and downpipes and the roof space.

Older buildings in small places like Chackmore may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Chackmore: your questions answered

Do you cover smaller places like Chackmore?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Do you carry out roof surveys in Chackmore?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Can I take the findings back to the seller?

Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.

How long does a pre-purchase roof survey take?

Allow about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. We’ll confirm what to expect when we arrange the visit.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.

What affects the cost of pre-purchase roof surveys

A few things affect what a survey costs:

  • How tall the building is and how easy the roof is to see
  • Extra roofs, like extensions, dormers or garages
  • Whether you choose the Basic, Standard or Premium Survey
  • Any need for thermal images or a drone flight

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Booking your survey

When you call or email, these details help:

  • Where the property is, with the postcode
  • What made you get in touch
  • Any photos you have, taken from the ground or a window
  • The style of property, from a terrace to a block

We confirm the price for your survey before booking, so you know where you stand. Pre-purchase roof survey starts from £150, including VAT. To book, call 07833 053749 or drop us an email.

How the survey changes by roof type

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Ask the agent to make sure the loft hatch can be opened
  • Request records of any re-roofing
  • Do not leave it until just before exchange
  • Pass the findings to your conveyancer

It is worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions, particularly where we have found patch repairs.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

Pre-purchase roof surveys in Chackmore: local notes

Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. For a purchase or a newly finished roof, the materials decide which details matter most. Historic houses such as Stowe House, about 1.2 miles north-west, show how far back building in the area around Chackmore goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Take an older house close to Parish Church of St Mary: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Chackmore is about 2 miles north-west of Buckingham, in Buckinghamshire. We cover Chackmore and the rest of Buckinghamshire. Chackmore is one of the places in Buckinghamshire we cover. There’s also a page for Milton Keynes.

Surveys in MK18 work the same way as everywhere else we cover. Whether your property is on Main Street, New College Court and The Maltings or a nearby road, we can survey it. We also cover the places around Chackmore: Radclive (1 mile south-west), Dadford (2 miles north-west), Water Stratford (2 miles west) and Shalstone (3 miles west). Larger places within reach include Haydon Hill (15 miles south-east), Quarrendon Estate (15 miles south-east), Winslow (7 miles south-east), Watermead (15 miles south-east), Steeple Claydon (6 miles south) and Wingrave (15 miles south-east).

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • How a seller will respond, or what the house is worth
  • Structural calculations (that’s a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. What our survey covers.

What we look at

  • Gutters and downpipes
  • Lead flashings and valleys
  • Chimney stacks
  • The roof space
  • Flat-roofed extensions and dormers
  • Natural slate
  • Clay and concrete tiles

Why get it checked now?

A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage means you know about it from day one. In a small place like Chackmore, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We’ll tell you which package suits the questions you have.

What you get with us

  • Over 20 years’ experience
  • Plain-English reports with photos
  • 5,000+ roofs surveyed
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes roughly 1–2 hours for a house, and more on a big or complicated roof. Older roofs in small places like Chackmore can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we will get in, including the loft.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Check we can get to the back of the property
  • Point out any leaks or damp patches
  • If you are buying, check with the agent that we can get in

Getting a price

A quick phone call is normally the easiest start: call 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.
