Electronic leak detection in Chackmore, Buckinghamshire
Independent electronic leak detection in Chackmore. We have completed more than 5,000 surveys across London and the South East.
- Leaks at pipes, outlets or fixings
- Leaks that return after repairs
- Stains far from any visible defect
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Fixing the holes we find
- Moisture spread under the membrane
- Leaks from plumbing or windows
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. The full list of what we check.

How electronic leak detection works in Chackmore
A leak in a flat roof often shows up a long way from where the water gets in. That makes leaks hard to trace by eye. Electronic leak detection tests the membrane itself and locates the breach. It is testing only, and the repair is for your roofer. On suitable roofs, it replaces guesswork with a located breach. The results then follow in a written report with photos. We are frequently asked to look into repairs that haven’t stopped the leak and leaks under green or ballasted roofs, across flat roof membranes, liquid-applied waterproofing and green roofs.
Somewhere as small as Chackmore, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Electronic leak detection around Chackmore
A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 1.2 miles north-west lies Stowe House, a reminder of how long the area around Chackmore has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
The streets around a church like Parish Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking. Anyone responsible for a site like St James and St John CofE Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Common questions in Chackmore
Do you cover Chackmore?
Yes, Chackmore is one of the places we work. Every survey there gets the same written report with photos.
Do you cover smaller places like Chackmore?
Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Is my roof suitable for ELD?
It depends on the membrane and the build-up. Let us know what you know about the roof and we’ll confirm suitability.
Can you find leaks on a covered flat roof?
On some roofs, yes. What sits on the membrane affects the method, so we check the build-up first.
Is it a structural engineer’s report?
No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
What’s in the report?
It works through the roof part by part, in writing and with photos. The most urgent items are made clear.
Is the repair part of the test?
No, our part is finding the breaches. The report gives your roofer the locations.
Tips that help
Here are a few things we’d tell any owner:
- Record dates and spots where water appears
- Do not let outlets block
- Limit access to the roof
- Use boards when working on the roof
Wet insulation may need attention after a leak. Your roofer can advise on that, and moisture readings can help.
Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.
Landlord and commercial surveys in Chackmore
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we’ll plan the visit with that in mind.
Different roofs, different checks
EPDM rubber roofs
Certain rubber membranes are conductive which can limit electronic testing. We’ll tell you if yours isn’t suitable.
Green and ballasted roofs
Roofs with planting or ballast hide the membrane. Some methods can work through these layers, depending on the build-up.

What else we do in Chackmore
How the survey works
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes a time that depends on the roof’s area and construction, which we set out in the quote. Older roofs in small places like Chackmore can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- We start by finding out what the roof is made of and where it leaks.
- The roof is assessed to see if electronic testing will work on it.
- We pick the low-voltage or high-voltage method that suits the roof.
- We test the membrane and find where current is passing through it.
- We send a report with photos of each breach so your roofer can repair it.
Getting ready for the survey
- Check we can get to the back of the property
- Let us know about parking near the property
- Check the loft hatch can be reached
Arrange a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you are ready.
Advice
What affects the cost of electronic leak detection
Not every roof costs the same to survey, and it comes down to:
- Extensions, dormers and garages with roofs of their own
- The roof’s overall size
- Whether thermal imaging or a drone is needed
- How tall the building is and how easy the roof is to see
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.
What we need to know
Before you get in touch, it helps to have:
- The type of building and roof, such as pitched or flat
- How the loft is reached, if there is one
- The reason for the survey, like buying, a leak or storm damage
- Any stains, drips or damp patches you’ve seen indoors
Every survey is priced before it’s booked, so you know where you stand. We quote electronic leak detection for each roof, as the method and time depend on the roof. To book, call 07833 053749 or drop us an email.
