Leaks and storm damage in Chackmore
Stowe House, about 1.2 miles north-west, is one of the historic houses in the wider area around Chackmore. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the roof type helps narrow down where water may be getting in.
If you live near a park such as Stowe Park and Garden, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For site and facilities teams at buildings such as St James and St John CofE Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. The streets around a church like Parish Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Roof leak investigation in Chackmore: what you get
Some ‘leaks’ aren’t leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Telling the two apart matters, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. If you’ve noticed wet patches high on an inside wall and leaks that appear only in driving rain, a survey will tell you what’s going on, on flat roof details, lead flashings and rooflights and dormers alike.
Many homes in small places like Chackmore face open ground, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Tips from our surveys
Small things make a difference. Some pointers:
- Take dated photos of the leak
- Mention earlier attempts to fix the leak
- Clear the loft hatch so we can get in
- Write down the wind direction and rain when it leaks
If the leak turns out to be condensation, the report says so, with recommendations on ventilation. That avoids roof work that wouldn’t help.
Look at the roof from ground level after strong winds. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.
For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.
How it works
We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect roughly 1–2 hours, more where the leak is intermittent or the roof is large. Somewhere like Chackmore needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- You let us know where the water shows and when it appears.
- The visit starts indoors, at the stain and in the loft.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- Where it helps, we take moisture readings and use thermal imaging.
- We email a report with photographs, the likely entry point and recommendations.
How to prepare
- For flats, check roof access has been agreed
- Buyers: confirm access with the estate agent or seller
- Leave side gates unlocked

What happens if roof problems are left?
A small drip today can be a bigger leak after the next storm. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the exact price before you book.

What we look for on each type of roof
Lead flashings
Water from a failed flashing can travel down the wall or along a rafter. We check every flashing that could feed the stain.
Valleys
Debris in a valley slows the water and pushes it sideways. In heavy rain, it can spill under the edges of the slates or tiles.
FAQs for Chackmore
Does a conservation area affect roof work in Chackmore?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you carry out roof surveys in Chackmore?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you take photos of the roof?
Yes. The report includes photos of what we found.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
Can you always find the source?
Not every leak can be pinned down in a single visit. Many leave clear signs, but some only appear in certain weather. The report sets out what we found and the most likely routes.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.

What a roof leak investigation does not cover
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Carrying out the fix
- An intermittent leak that shows no trace on the day
- Structural calculations (that’s a structural engineer’s job)
If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey before you book. What our survey covers.
