How a pre-purchase roof survey works in Spurlands End

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We cannot say how a seller will respond, but you’ll be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. Typical surveys look at worn or lifted lead flashings and ponding, blisters or splits on a flat roof, across the roof space, clay and concrete tiles and lead flashings and valleys.

In a village or hamlet like Spurlands End, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Which survey package you book
  • House, block, shop or office
  • The roof’s overall size
  • Whether thermal imaging or a drone is needed

All our prices include VAT. Pre-purchase roof survey starts from £150, including VAT. You will know the exact price before you book.

Getting in touch

What helps most when you contact us:

  • Pictures of the roof from a safe spot, if you have them
  • Dates you are working to, like exchange
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors

Booking is simple: just call 07833 053749 or send us an email, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.

What we do, step by step

Once we have finished looking, we write up our findings as a photo-illustrated written report. As for time on site, most surveys take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Around Spurlands End, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed ahead of time.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Getting ready for the survey

  • Tell us about any leaks, stains or damp patches you know of
  • Move anything stored under the loft hatch
  • Let us know about parking near the property

Advice

Do you need a pre-purchase roof survey in Spurlands End?

Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.

Typical things we are asked to look at include:

  • Signs of past leaks inside the loft
  • Cracked flaunching or crumbling chimney pointing
  • Slipped or missing slates and tiles
  • Worn or lifted lead flashings

Landlords with a home close to Great Missenden station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What to check before booking

  • Their insurance cover
  • When you’ll get the report
  • Whether any drone flown is registered with the CAA
  • Whether the loft is part of the inspection

What a good roof survey covers

When you need someone else

Before booking, it is worth knowing what a survey will not do:

  • Asbestos testing of any kind
  • A structural engineer’s report
  • A valuation or a promise of a lower price

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Clay and concrete tiles
  • Gutters and downpipes
  • Lead flashings and valleys
  • The roof space
  • Natural slate
  • Chimney stacks
  • Flat-roofed extensions and dormers

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

Why it is worth a survey now in Spurlands End

Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit. Outbuildings and barns around Spurlands End are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Why us?

  • Packages from £150, with VAT included
  • Drone and thermal imaging surveys available
  • Two decades and more of roof surveys
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

What a pre-purchase roof survey looks like in Spurlands End

Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Take an older house close to Church of the Good Shepherd: the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Hughenden Manor lies about 2.5 miles south-west, so building around Spurlands End goes back a long way. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Spurlands End questions

Do you cover Spurlands End?

Yes. We survey roofs across London and the South East, and Spurlands End is part of that. You can call 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.

Is Spurlands End within the area you cover?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you go up on the roof?

Only where it is safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.

How soon is the report ready?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.

How long will you be at the property?

It normally takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
