How a pre-purchase roof survey works in Buckland
A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We don’t offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both if you want the fullest picture. We survey the roof space, chimney stacks and clay and concrete tiles, and the problems we are asked to look at most are roof slopes that look uneven or sagging and quick fixes on flashings and valleys.
In a village or hamlet like Buckland, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You will see the good as well as the bad.

Useful tips for Buckland property owners
Most of what helps is simple and safe from ground level. A few suggestions:
- Let us know your timetable
- Look for fresh paint on upstairs ceilings at viewings
- Ask for loft access on the day
- Book once your offer is accepted
The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.
Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.
Why act early in Buckland
Sellers aren’t always aware of roof problems. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today. For an older or listed building in a place like Buckland, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

How it works
Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a village or hamlet like Buckland, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Getting ready for the survey
- Make sure we can get to the back of the property
- If the roof is shared, arrange access with whoever manages the building
- Check pets are kept safely away

Buckland: your questions answered
Does a conservation area affect roof work in Buckland?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you come out to Buckland?
Yes, Buckland is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
What if it rains on the day?
Light rain doesn’t normally stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.
Are you insured?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Do I need a roof survey if I’m having a RICS survey?
They do different things. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.
Do you need access inside the house?
Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.
Checking the roof from ground level
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
Different roofs, different checks
Flat roofs
Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.
Lead flashings and valleys
Many leaks start at a flashing, so we look at each one closely. Any that need attention are photographed and explained.

Honest limits
A survey is a careful look at the roof, but it cannot do everything. The main limits are:
- A structural engineer’s report
- Faults hidden behind ceilings, boards or coverings
- Asbestos testing of any kind

What a pre-purchase roof survey looks like in Buckland
Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. For a purchase or a newly finished roof, the materials decide which details matter most. Historic houses such as Cholesbury Manor House, about 4.2 miles south-east, show how far back building in the area around Buckland goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
For landlords with property near Wendover station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Take an older house close to Church of All Saints: older patch repairs can hide behind a tidy front slope, and the survey looks past them.
