How a pre-purchase roof survey works in Astrope

Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. All three include a written report with photos and recommendations. We survey flat-roofed extensions and dormers, clay and concrete tiles and chimney stacks, and common reasons people get in touch are roof slopes that look uneven or sagging and slates or tiles that have slipped or gone.

For a small place like Astrope, the visit is planned like any other: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we’re asked to look at in Astrope

Rear extensions, dormers and garages often have flat roofs. A felt roof frequently lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, especially when they’re only visible from an upper floor.

Signs worth acting on include:

  • Worn or lifted lead flashings
  • Cracked flaunching or crumbling chimney pointing
  • Quick fixes on flashings and valleys
  • Signs of past leaks inside the loft

If your house is among the older ones in the streets near Church of St Mary (Church of England), older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Questions to ask before you book

  • How much experience they have with roofs like yours
  • What the report includes, and whether it has photos
  • Which limits apply to the survey
  • How soon the report will arrive

What a good roof survey covers

What this survey can’t tell you

A survey is a proper look at the roof, but it can’t do everything. Its limits include:

  • A structural engineer’s report
  • How a seller will respond, or what the house is worth
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Gutters and downpipes
  • Natural slate
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles

Astrope: your questions answered

Can you fly a drone over a roof in Astrope?

That depends on where the roof is and on the weather. RAF Halton is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. A small drone can’t fly safely in high wind or heavy rain, and the rest of the survey does not depend on the drone.

Does a conservation area affect roof work in Astrope?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will explain what’s needed.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

At what stage of buying should I get the roof surveyed?

Book as soon as your offer is agreed. The report is most useful before exchange, while you can still ask questions and negotiate.

Is this the same as a RICS Level 2 or Level 3 survey?

No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

What’s the best way to book?

The quickest way is to call 07833 053749 or drop us an email. Give us the address and a few details about the roof. We survey on weekdays, Saturdays and Sundays.

Surveys for landlords and agents in Astrope

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

Landlords and letting agents in Astrope book surveys as well as householders. A written report with photos gives you a clear record of the roof.

Buying a home or a new roof in Astrope

With Ascott House about 4.8 miles north, Astrope sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Astrope is about 3 miles from RAF Halton. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If you let a flat or house near Cheddington station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Astrope is about 5 miles east of Aylesbury, in Hertfordshire. Astrope gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our area takes in places right across Hertfordshire. Milton Keynes is in our area too.

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely. Most surveys take between one and two hours for a house, with bigger or more complicated roofs taking longer. In a small place like Astrope, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We agree a time and how we will get in, including the loft.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Why get it checked now?

A mortgage valuation is not a roof survey. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. Our survey is done for you. For older village homes like those around Astrope, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Checking the roof from the ground

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
