DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Gutter survey in Astrope: what you get

Eaves gutters at the front of a building are easy to spot but lots of gutters are tucked away. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. Typical surveys look at overflowing eaves gutters and downpipes that are split or coming away, across eaves gutters, fascias and soffits and downpipes.

Older buildings in small places like Astrope may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we look for on each type of roof

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.

Fascias and soffits

Overflowing water stains soffits and rots timber. We check them along with the gutters.

When you need someone else

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Confirming asbestos in older rainwater goods
  • Blockages deep inside downpipes
  • Pipes below ground level

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

What a gutter survey looks like in Astrope

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. Ascott House, about 4.8 miles north, is one of the historic houses in the wider area around Astrope. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Cheddington station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark like Church of St Mary (Church of England), old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Long Marston VA Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Leave it or get it looked at?

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now normally keeps the fix smaller. In a small place like Astrope, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before you book.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Around Astrope, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

What affects the cost of gutter surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see
  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

What to tell us when you get in touch

A little information up front helps. Please include:

  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any stains, drips or damp patches you’ve seen indoors

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or drop us an email.

Questions from Astrope

Do you cover smaller places like Astrope?

Yes, Astrope is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can a landlord with a rental near Cheddington station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.

How do I arrange a gutter survey in Astrope?

To book, ring 07833 053749 or use the contact form and let us know the address and what you need to know. We’ll confirm the price and agree a day with you.

Is there a good time of year to book a gutter survey?

There is no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.
