Checking the roof from ground level

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Gutter survey in Aston Clinton: what you get

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We are frequently asked to look into dripping or leaking gutter joints and overflowing eaves gutters, across downpipes, fascias and soffits and parapet and box gutters.

In a smaller place like Aston Clinton, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a gutter survey does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Underground drains, which need a CCTV drain survey
  • What’s behind fascias and inside walls
  • Confirming asbestos in older rainwater goods

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey before booking. What a survey covers and does not.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Signs you need a gutter survey in Aston Clinton

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before it causes more harm.

Here are some of the things we see often:

  • Soffits marked by water
  • Leaves and moss blocking gutters
  • Brackets that have dropped or snapped
  • Cracked or loose downpipes

If you live in an older home near St Michael and All Angels Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

How we price gutter surveys

  • Extensions, dormers and garages with roofs of their own

Every price we give includes VAT. Gutter survey starts from £150, including VAT. You will know the price for your survey before booking.

What to let us know when you contact us

We will typically ask about:

  • Any marks or damp showing indoors
  • Pictures of the roof from a safe spot, if you have them

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, ring 07833 053749 or send us an email.

What we do, step by step

The aim of the visit is simple: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. It typically takes an hour or two at a typical home, with bigger or more complicated roofs taking longer. For a survey in Aston Clinton, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

How to prepare

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Keep pets out of the way during the survey
  • Show us where any leaks or stains appear

Questions from Aston Clinton

Is Aston Clinton within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Aston Clinton listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is a Saturday or Sunday visit possible?

Yes. We survey on weekdays and at weekends. Just call 07833 053749 or drop us an email to arrange a day.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What happens next?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.

Roofs, chimneys and gutters in Aston Clinton

Historic houses like Cholesbury Manor House, about 4.5 miles south-east, show how far back building in the area around Aston Clinton goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own a rental within reach of Stoke Mandeville station, the gap between tenancies is a good time to have the roof looked at. For businesses in and around places like Friars Square, a roof report helps plan work around trading rather than after a leak.
