Why get it checked now?

A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building, often in the heaviest rain. Having them checked before autumn and winter makes sense. In a place like Long Marston, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What you get with us

About our gutter survey in Long Marston

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. We survey downpipes, outlets and hoppers and fascias and soffits, and the problems we are asked to look at most are cracked or loose downpipes and gutters overflowing in heavy rain.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

What happens on the day

We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Long Marston can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

Before we arrive

  • Dig out any old roof reports or invoices
  • Make a note of anything you’d like us to look at
  • Mention any parking restrictions on your street

Roofs, chimneys and gutters in Long Marston

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Ascott House, about 4.3 miles north, is one of the historic houses in the wider area around Long Marston. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

Take an older house close to Church of All Saints (Church of England): its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Long Marston VA Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Cheddington station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Landlord and commercial surveys in Long Marston

Any of our surveys can be booked by landlords, agents and building managers in Long Marston. For a price for a let property or a block, ring 07833 053749 or drop us an email.

Letting agents can arrange access with tenants. We survey seven days a week, which can make access easier.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Blockages deep inside downpipes
  • Confirming asbestos in older rainwater goods
  • The inside of buried drains

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

Questions from Long Marston

Is Long Marston within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

How do I find out if my home in Long Marston is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Do I need to be at home?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

How long will you be on site?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
