Gutter surveys near Broughton

Before and after the survey

From years of surveys, a few habits stand out:

  • Look for new stains on ceilings below valleys after rain
  • Look for downpipes coming loose
  • Do not climb a ladder to look in the gutters
  • Look for green streaks or damp patches on walls

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you once it is done.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so make sure they’re included in any clearing work.

How a gutter survey works in Broughton

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. The photos show you exactly what we found. It is an easy job to put off, but they rarely get better. If you’re worried about overflowing valley or parapet gutters and joints that drip after rain, we can find out what’s behind it, on downpipes, parapet and box gutters and outlets and hoppers alike.

In a smaller place like Broughton, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Different roofs, different checks

Fascias and soffits

Fascias carry the gutters, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

What happens if roof problems are left?

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. With lower homes, common in places like Broughton, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the price for the job before booking.

Broughton questions

Does a conservation area affect roof work in Broughton?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is Broughton within the area you cover?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Can a gutter survey explain damp on my walls?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so the report covers what can be seen.

Do you climb onto every roof?

Only if it is safe. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

What does the report include?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

What we can’t see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Parts of gutters that cannot be seen safely
  • Confirming asbestos in older rainwater goods
  • What’s behind fascias and inside walls

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

What we look at

  • Downpipes
  • Parapet and box gutters
  • Fascias and soffits
  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers

What we do, step by step

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a smaller place like Broughton, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Jot down any questions you want answered
  • If the roof is shared, arrange access with whoever manages the building
  • Clear the way to the loft hatch

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Gutter surveys around Broughton

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Anyone responsible for a site like Bierton Church of England Combined School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you look after a shop, office or commercial unit, for instance near Friars Square, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For landlords with property near Aylesbury station, a dated record of the roof is useful when planning maintenance across a let.
