How a gutter survey works in Grovehill

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. The photos show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. We survey fascias and soffits, eaves gutters and outlets and hoppers, and the problems we’re asked to look at most are gutters overflowing in heavy rain and gutters that have fallen out of line.

Trees around homes in smaller places like Grovehill drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

When to book a survey in Grovehill

Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead is also a target for theft.

Things that frequently lead to a survey include:

  • Brackets that have dropped or snapped
  • Cracked or loose downpipes
  • Gutters packed with leaves or moss
  • Hoppers and outlets full of debris

For site and facilities teams at buildings such as South Hill Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What a good roof survey covers

What a gutter survey looks like in Grovehill

About 4.8 miles south-east lies High Elms Manor, a reminder of how long the area around Grovehill has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Grovehill is part of Hemel Hempstead, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention.

Trees in and around Gadebridge Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. The streets around a church such as Alexandra Road Congregational Church are frequently among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Grovehill is about 1 mile west of Hemel Hempstead, in Hertfordshire. Anywhere in Grovehill, we can carry out gutter surveys at your property, on a weekday, Saturday or Sunday. Across Hertfordshire, we cover Grovehill. You can also see our page for Milton Keynes.

What we cannot see

Before you book, it is worth knowing what a survey will not do:

  • The inside of buried drains
  • Damage hidden inside walls or behind boards
  • Asbestos testing of old gutters, downpipes or soffits

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and does not.

What we check

  • Eaves gutters
  • Downpipes
  • Outlets and hoppers
  • Valley gutters
  • Parapet and box gutters
  • Fascias and soffits

How the survey works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Being in a smaller place like Grovehill doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare

  • Move anything stored under the loft hatch
  • Tell us where we can park nearby

Prices for gutter surveys in Grovehill

The price reflects the time and kit the roof needs. That comes down to:

  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available
  • Whether it is a home or a commercial building

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Booking your survey

Some details help us point you to the right survey and price. When you contact us, tell us:

  • Where any leaks, stains or damp patches show inside
  • Access details, like a loft hatch or a shared roof
  • Why you want a survey: buying, a leak, a storm or new work
  • The property’s address and postcode

To book a survey, ring 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

Rented homes, blocks and businesses

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the visit with that in mind.

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Include valley, parapet and box gutters when clearing
  • Look for green streaks or damp patches on walls
  • Check for spilling water in a downpour
  • Get the gutters cleaned out every year

For let and shared buildings, the report can go on file to help plan maintenance. The photos help when you explain the work to others.

Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

Grovehill questions

Do you cover smaller places like Grovehill?

Yes, Grovehill is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Should a flat-roofed garage or porch in Grovehill be checked too?

Frequently, yes, so mention it when booking. Flat-roofed garages and porches are common in new towns like Hemel Hempstead, and older felt coverings may be near the end of their life.

What happens next?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How quickly is the report sent?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.

Is a CCTV drain survey included?

No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Will the survey check for asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
