Gutter surveys near Boxmoor

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.

Gutter survey in Boxmoor

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photographs. Common reasons to book are fascia boards damaged by overflowing water and leaks at the gutter joints, across outlets and hoppers, parapet and box gutters and eaves gutters.

Trees around homes in smaller places like Boxmoor drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

After the visit, you get a report with photographs, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Boxmoor: your questions answered

Are flat-roofed garages and porches in Boxmoor worth including?

Often, yes, so mention it when booking. Flat-roofed garages and porches are common in new towns like Hemel Hempstead, and older felt coverings may be near the end of their life.

Do you cover smaller places like Boxmoor?

We do. Villages and rural addresses get the same survey as a town house.

How long does a gutter survey take?

A visit typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. We’ll give you an idea when booking.

Will you look at parapet and box gutters as well?

Yes, where it is safe to see them. We look from vantage points, the roof space and the roof itself where safe, and by drone where it is applicable.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

Will the survey check for asbestos?

No, that is a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

Will you check the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Why get it checked now?

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Homes in smaller places like Boxmoor can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take between one and two hours at a house, depending on how many gutter runs and downpipes there are. A visit to a smaller place like Boxmoor is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • For flats, make sure roof access has been agreed
  • Buyers: confirm access with the estate agent or seller
  • Check pets are kept safely away

Honest limits

It’s a careful look at the gutter, not the whole story. The main limits are:

  • Pipes below ground level
  • What’s behind fascias and inside walls
  • Parts of gutters that cannot be seen safely

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.

What this survey covers

  • Eaves gutters
  • Outlets and hoppers
  • Valley gutters
  • Parapet and box gutters
  • Downpipes
  • Fascias and soffits

What we look for on each type of roof

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Gutter surveys around Boxmoor

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Hemel Hempstead, which Boxmoor is part of, is one of England’s post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention.

For an older house near a landmark such as Church of St John the Evangelist and Attached Church Hall, its chimney, valleys and lead work are likely to be the parts that need attention first. Trees in and around Gadebridge Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Hemel Hempstead station, the gap between tenancies is a good time to have the roof looked at.
