How a roof survey works in HP2

Good roofs last decades, but their parts wear at different rates. Slate frequently lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay frequently fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. We survey chimney stacks, ridges, hips and valleys and flat roofs, and the problems we are asked to look at most are leaking gutter joints and downpipes and cracked mortar along the ridge.

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. The survey normally takes an hour or two for most homes, depending on how many separate roofs there are.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Roofs, chimneys and gutters across HP2

From Hemel Hempstead, Grovehill and Woodhall Farm to its smaller places, buildings across HP2 have roofs of every age. Chimneys, valleys, flashings and gutters are usually where the work is.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in HP2 are where it usually shows.

Hemel Hempstead: If you look after a building such as Broadfield Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around Gadebridge Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

How we price roof surveys

Prices vary from roof to roof, for these reasons:

  • Building height and the viewpoints available
  • Any need for thermal images or a drone flight
  • Roof area
  • House, block, shop or office

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the exact price before booking.

Booking your survey

These details help when you get in touch:

  • Any photos you have, taken from ground level or a window
  • Where water is showing inside, if it is
  • The type of building and roof, such as pitched or flat
  • Where the property is, with the postcode

Not sure which survey you need? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Stay off ladders and the roof
  • Move stored items away from the loft hatch
  • Let us know about any leaks or stains you’ve seen
  • Gather any paperwork for past roof work

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Why roofs fail

Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It’s frequently mistaken for a leak, and it needs a different fix.

A survey makes sense if you’ve noticed:

  • Torn or sagging underlay
  • Standing water on a flat roof
  • Flashings that have come away from the wall
  • Leaking gutter joints and downpipes

Leave it or get it looked at?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We check them before they cause trouble.

What to check before booking

  • Whether VAT is added on top
  • Whether they hold professional indemnity and public liability insurance
  • Their track record with similar roofs
  • What they won’t be able to tell you

Common questions in HP2

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

How much is a survey?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

What’s the best way to book?

Simply phone 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Will you check the loft?

Usually, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

How long does a roof survey take?

Allow an hour or two for a house, rising to roughly 3–4 hours on a commercial building. We’ll confirm what to expect when we arrange the visit.
