What affects the cost of roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • If the survey needs thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • The shape of the roof and its details
  • Roof area

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Helping us price your survey

You do not need to know any roofing terms. It is enough to tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode
  • The kind of building and roof involved
  • What made you get in touch

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

About our roof survey in Adeyfield

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. If you’ve noticed slipped, cracked or missing slates and tiles and water stains on rafters and ceiling joists, we can find out what’s behind it, on lead flashings, the roof space and clay and concrete tiles alike.

Around Adeyfield, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

How the survey works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a smaller place like Adeyfield, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a photo-illustrated written report and recommendations.

How to prepare

  • Find any records of previous roof work

Advice

What we’re asked to look at in Adeyfield

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors.

People usually book a survey after spotting one of these:

  • Leaking gutter joints and downpipes
  • Ponding, splits or blisters on flat roofs
  • Loose chimney pots
  • Worn lead at chimneys and abutments

If yours is one of the older homes in the streets near St Barnabas, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before you book anyone

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their track record with similar roofs
  • When you’ll get the report
  • Is VAT included in the price?

What a roof survey includes

Landlords, agents and block managers in Adeyfield

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Your questions about roof surveys in Adeyfield

Is Adeyfield within the area you cover?

Yes, Adeyfield is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Should a flat-roofed garage or porch in Adeyfield be checked too?

Usually, yes: tell us about it as you book so the visit can include it. Flat-roofed garages and porches are common in new towns like Hemel Hempstead, and older felt coverings may be near the end of their life.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.

Can you survey a roof I share with a neighbour?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you tell me how long my roof will last?

We don’t give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Roofs, chimneys and gutters in Adeyfield

Adeyfield is part of Hemel Hempstead, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Trees in and around Gadebridge Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you look after a building like Hobletts Manor Infants' School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

When you need someone else

Before you book, it’s worth knowing what a survey will not do:

  • The condition of the rest of the building (that’s a RICS home survey)
  • A structural engineer’s report
  • A promise that the roof won’t leak in future

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.
