Surveys for landlords and agents in Bennetts End

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Roof surveys for homes and businesses in Bennetts End

Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. Typical surveys look at gutters that overflow in heavy rain and cracked mortar along the ridge, across ridges, hips and valleys, chimney stacks and lead flashings.

Trees around homes in smaller places like Bennetts End drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It typically takes roughly 1–2 hours for a house, and longer for a large or complex roof. For a survey in Bennetts End, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Have any paperwork from past roof work to hand
  • Point out any leaks or damp patches

Arrange a survey

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

Advice

What a roof survey looks like in Bennetts End

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

Trees in and around Gadebridge Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you look after a building such as The Reddings Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What we can’t see

It is a careful look at the roof, not the whole story. The main limits are:

  • Defects hidden under coverings or inside walls without opening up
  • A full building survey of the property
  • How the roof will behave in every kind of weather

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey. The full list of what we check.

  • Ridges, hips and valleys
  • Chimney stacks
  • The roof space

Do you need a roof survey in Bennetts End?

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. What starts as one slipped slate can become a leak.

Most people get in touch after spotting one of these:

  • Gutters that overflow in heavy rain
  • Gaps in the roof where coverings have gone
  • Condensation or damp timbers in the loft
  • Cracked mortar along the ridge

For an older house near a landmark such as Saint Benedict, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • How much experience they have with roofs like yours
  • Whether the inside of the roof is included
  • Whether VAT is in the quoted price
  • What exactly goes into their report

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Take photos of any leaks as they happen
  • Do not climb onto the roof yourself
  • Gather any paperwork for past roof work
  • Let us know about any leaks or stains you’ve seen

Your report arrives by email, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.

Roof by roof

Clay plain and peg tiles

Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.

FAQs for Bennetts End

Will you come out to Bennetts End?

Yes, Bennetts End is covered. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Are flat-roofed garages and porches in Bennetts End worth including?

It is frequently worth it, as these roofs are easy to forget. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

How much is a survey?

Our price is from £150, including VAT. We confirm the price for the job before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or send us an email.

How do I book a survey in Bennetts End?

The quickest way is to phone 07833 053749 or send us an email. Tell us the address and a little about the roof, and we’ll suggest the right survey. We survey on any day of the week.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It is not a structural engineer’s report and doesn’t include calculations.
