Bennetts End questions

Are there drone restrictions around Bennetts End?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in strong wind or heavy rain.

Will you come out to Bennetts End?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

How long is the visit?

That depends on the size and shape of the roof; most visits take about one to two hours at a house, including the airspace and weather checks before take-off. The written report follows by email.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

About our drone roof survey in Bennetts End

Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If we cannot fly, we use other safe vantage points instead and tell you. Prisons have their own drone restriction zones too. We survey chimney stacks, large and complex roofs and tall and steep roofs, and people most often book us about slates or tiles shifted by high winds and moss and weeds taking hold up top.

Around Bennetts End, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What happens if roof problems are left?

On a tall building, problems are frequently found only when water comes in. By then, timbers, ceilings and insulation may be wet. Looking from above picks up the early signs. With lower homes, common in places like Bennetts End, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You will know the price for the job before booking.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In a smaller place like Bennetts End, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. First comes the address, plus a note of what worries you about the roof.
  2. We check the airspace and seek any permission needed.
  3. We assess the conditions and the take-off spot first.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. You receive a written report with the photos and our recommendations.

Before the survey

  • Tell us about parking before the day
  • Jot down any questions you want answered
  • If you are buying, let the agent know when we’re coming

Advice

When to book a survey in Bennetts End

Steep and tall roofs are hard to inspect safely. Tall townhouses, blocks of flats and offices are typical. We fly from the ground and bring the camera close to the roof.

Most people get in touch after spotting something like this:

  • Blistered or cracked flat roof coverings
  • Cracked flaunching or loose chimney pots
  • Moss and weeds taking hold up top
  • Gaps where slates or tiles have gone

For site and facilities teams at buildings such as The Reddings Primary School, a view from above covers a wide roof far faster than walking it.

Before booking anyone

  • What experience they bring
  • Whether the inside of the roof is included
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether you can ask questions once you have the report

What to expect from a roof survey

How we price drone roof surveys

To price your survey, we look at:

  • The package you choose: Basic, Standard or Premium
  • How big the roof is
  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages

Drone roof survey starts from £400, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Getting in touch

We’ll normally ask about:

  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors
  • Anything about access we should know
  • The reason for the survey, such as buying, a leak or storm damage

Not sure which survey you need? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Tips that help

Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Some tips:

  • Tell us the exact address when you book
  • Expect a little longer if permission is needed
  • Keep a clear space in the garden or drive for take-off
  • Be ready to move the date if the weather turns

We email the report to you, with close-up photos from the flight. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.

Check the loft now and then, with care and a good torch. The underside frequently shows problems before the outside does. Photograph anything new.

Airspace, weather and Bennetts End roofs

With High Elms Manor about 3.7 miles south-east, Bennetts End sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Bennetts End is part of Hemel Hempstead, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low pitches and flat-roofed additions are hard to see from ground level, so aerial and thermal views add detail.

For an older house near a landmark such as Saint Benedict, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Bennetts End is about 1 mile south-east of Hemel Hempstead, in Hertfordshire. From houses to flats and shops in Bennetts End, the roof can be surveyed. Across Hertfordshire, we cover Bennetts End and the places around it. We also survey roofs in London.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
