Landlord Roof Survey in Adeyfield
Landlord roof surveys around Adeyfield, with findings in writing and pictures to back them up. Book a weekday or weekend visit.
- Damaged pots and flaunching
- Standing water on a flat roof
- Loose ridge or hip tiles
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
About our landlord roof survey in Adeyfield
With a shared roof, it is not always clear what’s wrong or where. We inspect the roof as far as it can be seen safely including the loft and flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we are given access to. We’re often asked to look into cracked or leaning shared chimneys and parapets and upstands in poor repair, across flat roofs on blocks, gutters and downpipes and converted houses.
Around Adeyfield, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Roofs, chimneys and gutters in Adeyfield
With Batchwood Hall about 4.2 miles east, Adeyfield sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you live in an older home near St Barnabas, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Hobletts Manor Infants' School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Apsley station, a dated record of the roof is useful when planning maintenance across a let.

Leave it or get it looked at?
Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed, which suits a rolling maintenance plan. Tradespeople may need to travel further to a smaller place like Adeyfield, so it is useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Several things affect the price of a survey:

- How many separate roofs there are, such as extensions, dormers and garages

Adeyfield: your questions answered
How do I find out if my home in Adeyfield is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Adeyfield within the area you cover?
Yes, Adeyfield is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.
What access do you need for a block roof survey?
That depends on the layout. Often we need the loft and certain flats, and you or your agent arrange access. We’ll confirm what we need when you book.
How long does a landlord roof survey take?
It normally takes an hour or two at most homes, or half a day or so for a commercial building. You’ll know roughly how long when we arrange it.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
Will the survey cover the whole building?
No. We survey the roof and its parts, not the whole property. It’s not a RICS Level 2 or 3 survey or a structural engineer’s report.
How it works
Every roof is different, but as a rough guide the survey takes an hour or two for a house, and longer for a block or a building with several roofs. If you have questions on the day, just ask. A visit to a smaller place like Adeyfield is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- First, we confirm the scope and the purpose of the report.
- Access to flats and the roof space is arranged by you or your agent.
- Each roof is looked at from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
Preparing for the visit
- If you’re buying, let the agent know when we are coming
- For flats, check roof access has been agreed
- Keep pets inside or away from the areas we are looking at
Booking a survey
We survey roofs seven days a week. To arrange a day that suits you, phone 07833 053749 or email us.
Advice
When you need someone else
To be straight with you, there are limits to any roof survey:
- Who pays under the lease (that is a legal question)
- Confirming asbestos in older roof materials
- Roof areas we weren’t given access to
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Different roofs, different checks
Roof spaces and lofts
Looking inside the roof often tells us more. We check it where there is safe access, looking for staining, damp and daylight.
Flat roofs on blocks and rear additions
Outlets on flat roofs block easily leaving water standing. We check them as part of the survey.
