About our flat roof survey in Boxmoor
Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with photographs of each. You then have something specific to put to the seller or agent. Common reasons to book are water getting in at rooflights and splits and cracks in the covering, across mastic asphalt, upstands and outlets and felt flat roofs.
In smaller places like Boxmoor, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let a good many water into the room below. Knowing the covering and how it was laid tells you what to expect from it. Ponding, splits and lifting edges are the signs to look for from a window.
Where we cannot see part of the flat roof, the report says so. That way, it’s clear what was covered and what wasn’t.

Prices vary from roof to roof, and it comes down to:
- Roof area
- Height and safe access
- Any need for thermal images or a drone flight

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
Helping us price your survey
Getting the details right at the start saves time. It is useful to include:
- Where water is showing inside, if it is
- Dates you are working to, such as exchange
- The kind of building and roof involved
- How the loft is reached, if there is one
To arrange a survey, call 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.
Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Flat roof surveys around Boxmoor
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.
For site and facilities teams at buildings like Boxmoor Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If your house is among the older ones in the streets near Church of St John the Evangelist and Attached Church Hall, the flat roofs on later extensions tend to wear out long before the main roof.

When to book a survey in Boxmoor
No flat roof covering lasts for ever. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.
Signs worth acting on include:
- Cracked or split membrane
- A sagging deck under the covering
- Blisters and bubbles in the covering
- Leaks around rooflights
If you own a rental within reach of Hemel Hempstead station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What else we do in Boxmoor
What we do, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. With a bit of garden around a house, as there often is around Boxmoor, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
How to prepare
- Let us know about parking before the day
- Have any paperwork from past roof work to hand

Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Plan a survey before the covering reaches the end of its usual life
- Watch the ceilings below the flat roof for stains
- Keep outlets clear of leaves and moss
- Look for standing water a day after rain
For landlords and building managers, the report is a dated record of the roof’s condition. It’s useful when planning upkeep and setting budgets, and it gives a baseline to compare against next time.
Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.
Boxmoor questions
Do you cover smaller places like Boxmoor?
Yes. Boxmoor is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Does a conservation area affect roof work in Boxmoor?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
What does the report include?
A photo-illustrated written report, explaining the condition of the flat roof, any defects and our recommendations, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Can you survey in bad weather?
A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Do you look for flat roof leaks?
Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Rented homes, blocks and businesses
Freeholders and residents’ companies use a roof report to plan and budget.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
